Sometimes a client cannot come up with closing costs or the 3.5% down payment that is required by FHA. But, the client can qualify for the mortgage payment and has good credit. For that client we do have a no money down and no closing cost loan. The rate is only 4.0% based on a 30 year fixed rate...
