cromwell: Are We Taking Advantage Of Our Seasons??? - 08/22/09 12:41 PM

The last few days have been really hot sticky humid days here in Connecticut, so I have been having to water the grass and flower more so than usual.  As I was watering the flowers in front of the house I started to notice that they were beginning to show signs that summer is coming to an end and that fall is around the corner.
It is amazing how mother nature knows what time of the season it is, no matter what the weather is like it knows its time.  It knows when it is time to bloom and when … (16 comments)

cromwell: Are You Ready For This Weekend!!! - 08/20/09 06:53 AM
This is a huge weekend for Yankee and Red Sox Fans.  This weekend will determine if the Red Sox stand a chance to compete for the American League East Division Championship, or have to fight for their life for a Wild Card spot.
The Red Sox started out the first half of the season with a bang, by sweeping the Yankees 8 straight games.  But the second half of the season has not been kind to the Red Sox, and the last time the two teams faced each other the Yankees swept the Red Sox 4 straight games.
This weekend they … (20 comments)

cromwell: Do You Have A Purpose??? - 07/21/09 06:27 AM
Most Sales People have goals, whether they are put in writing or not.  But how many of us know what our purpose is, or even ashed ourselves what our purpose is.  You might ask what is the difference, aren't goals and purpose the same?  I would say they are not.
We can have a purpose in life or in business without any particular goals attached to that purpose.  But I do not think that we can have goals with out a purpose, and if we do, then that might be the reason why we fail to meet our goals.
Purpose in … (17 comments)

cromwell: Things Get Done When We All Cooperate. - 07/20/09 12:27 PM
Three weeks ago I got a call from the local William Raveis Real Estate in house Loan Officer.  She had a loan that met FHA Guidelines, but she could not get an approval on it, because their investor did not like the limited number of credit lines that the Borrower had.  I wanted to make sure that I would not have the same problem so I went over to my Underwriter and ran the scenario by her.  She told me that we would not have a problem with that and to bring the loan in.  I called the other Loan Officer … (8 comments)

cromwell: New Truth In Lending Guideline Changes Will Have A Major Impact On Closings #2 - 07/18/09 09:33 AM
Yesterday I wrote the first of two blogs introducing the New Truth In Lending (TIL) Guideline changes.  In this second blog I will go into more detail as to why I feel that these changes will create significant delays in the Loan Closing Process.
First let me recap the four major changes that will go into affect at the end of the month:
As of July 31 ALL Loan transactions will require that the initial Truth In Lending (TIL) statement be issued within 3 days of the Loan Application, and no Loan Transaction will be allowed to Close before the 7th … (12 comments)

cromwell: New Truth In Lending Guideline Changes Will Have A Major Impact On Closings #1 - 07/17/09 12:57 PM
For those of you that have not heard yet, there are New Truth In Lending Guideline changes that will take affect at the end of the month, which will have a major impact on Closing Dates for ALL transactions. We will also be seeing RESPA changes by the end of the year, but I do not have any details on those yet.
The purpose and motivation behind the New Truth In Lending Guideline changes is to provide an upfront disclosure to consumers so they will know their fees & charges on the mortgage and have an opportunity to shop before the … (10 comments)

cromwell: Change To The Connecticut Housing Finance Authority (CHFA) Connecticut Families Program. - 07/16/09 11:36 AM

On April 18th of this year, I wrote a blog "Connecticut Housing Finance Authority (CHFA) CT Families New Refinance Program" on a new Connecticut Housing Finance Authority (CHFA) program called CT Families.
On July 10th Governor Rell signed a bill which expands the eligibility for the CT FAMLIES program. The new legislation now allows for delinquent homeowners with any type of mortgage (fixed rate mortgages, adjustable rate mortgages, interest only mortgages, etc) to be eligible to refinance under this program. Previously, only delinquent homeowners with Adjustable Rate Mortgages were eligible.
This should provide additional help to families who have fallen … (10 comments)

cromwell: Food For Thought #2 - 07/14/09 09:20 AM
As I stated in my blog yesterday, I have been in Sales for over 34 years, and there are two things that are closely related, and seem to be a constant regardless of what type of Sales Field a sales person is in. I covered the first one yesterday which focused on continuing to do the things that work for you, and build upon them with new ones.  I particularly questioned why new sales people seem to stop doing the things that are working for them, in hopes of some new gimmick that has not produced any results for them yet.

cromwell: Food For Thought #1 - 07/13/09 07:12 AM
I have been in Sales for over 34 years, and there are two things that are closely related, and seem to be a constant regardless of what type of Sales Field you are in.  I will cover the first one in this blog and the other hopefully tomorrow.
The first one is, and this never stops amazing me, is that Sales People are always looking for new ways to do things, or that will generate more business.  Now before you say what is wrong with that, there is nothing wrong with that, but what amazes me is that when they find … (18 comments)

Finally the whether has warmed up enough and the rain stopped long enough to enjoy the pool, and the kids had a blast.  The three on the right are triplets.

cromwell: What Kind of First Impression Do You Present? - 07/11/09 04:11 AM
During my time here on ActiveRain I have read several blogs about how important it is for a Seller to prepare their house before they put it on the market for sale. These blogs have provided excellent advice, and suggestions on how to make a house attractive to prospective buyers. One of the common themes in each of these blogs has been how extremely important it is for a house to make the best possible first impression that it can.
All these blogs show how important it is to prepare a house for sale, but how much thought do we Loan … (12 comments)

cromwell: Are Things Always As They Seem?????? - 07/10/09 09:24 AM
In case you have not seen this yet, the picture below which Yahoo had as one of its highlights on my Yahoo Home Page today, has created more than a little bit of a stir.  Some times things are not quite what they seem or are they.

Below is a link to a video that ABC News broadcast from a GMA News clip, that gives a little more detail of why the President was looking in that direction, or on the other hand does it really clear up anything ......... LOL

cromwell: Great Networking Opportunities - 07/09/09 02:39 PM
The Connecticut Middlesex County Chamber of Commerce has a very busy month of July planned.  Besides the upcoming Business After Hours event Monday July 13th that I bloged about earlier this week, they also have three other events that are great opportunities to network.
All three are the week of the 20th, and starting on Monday July 20 with the Member Breakfast Meeting.  The monthly breakfast draws from 600 to 800 members every month and this month it should be a packed house, because Caron Butler, of the Washington Wizards and former UCONN basketball Star will be the guest speaker.
