Right now (Dec 2007) with Corolla and Duck selling at under tax value. Southern Shores, Kitty Hawk, Kill Devil Hills, Nags Head & South Nags Head have been selling 10% to 15% above tax value. The difference is that the latter is mixed with vacation homes and year round homes.
