Getting to Green. By making older homes and buildings more energy efficient, you make a smart investment. Buildings that save energy sell faster and for more money. They cost less to run--cutting your utility bills. They are healthier and more comfortable to live in--with less mold and fewer allergens...preventing drafts and hot and cold rooms.

Stepping into a home and getting hit with a waft of strawberry or vanilla just doesn't help. The art of scent is personal and tricky. Buyers want homes that smell "clean"....not fruity. So what does "clean" smell like? Not like fried fish dinner or cat litter. In a $750,000 house one time, I open...

It's not my responsibility but I do it. Since I grew up in Miami Beach, I am surprised that I actually like shoveling! Meanwhile, I'm not a snow angel. Believe me, I griped as I chipped ice off the 16 narrow steps in Manayunk last year. I'm grateful to my sellers. Gotta do it!

Christmas is my holiday but I don't ram it down people's throats. I can't help putting some spare and tasteful wreath or jingle bell swag or festive doormat on my vacant listings. It just makes the home seem like a good neighbor. I also want buyers to be in the holiday spirit and see the home as ...

They were working on saving 20% for a down payment. You know what I said: "There has never been a better time to buy!"...

Thanks again to Julia and Hooked on Houses Blog. http://hookedonhouses.net This real estate agent had a bland, unfurnished house to post on the MLS. The solution: bring in two vases of flowers and place them inside the entry on the floor. Then move them from room to room as you photograph each ro...

http://uglyhousephotos.com/wordpress/?cat=42  Hookedonhouses.net's Julia mentioned this Ugly House Photos blog. Julia has flair and humor. She is a great editor....Ugly House Photos shows more of the "as is" photos that we see in real life. If we told these sellers that we could make them an extr...
