If you understand farming at all you can do better on your own. The smart targets are flawed and you will find a large percentage of wrong addresses. The new agent that really wants a start up may find this useful and the company provides training to help you get the most out of your farm. However if you live in area with a good MLS and you can find some mailers to send out on your own you can do better. Do not believe that the company has a secret algorithm that is going to get you in front of the competition. They will say they do but they don't it really is a shot in the dark. I have found the same property listed twice and as the list automatically updates you will find it places homes already listed and they will use it against you saying they are picking out the most likely to sale. If you work just as hard and put that money into your own mailers you will get the same results and not be locked into a contract. I bought into it because I was sold on the getting in front of the competition but the realty is you will still be competing and actually wasting your dollars on false addresses or other homes that you have no chance of listing. My recommendation is use your MLS, get out and do the farming yourself because you will have to anyway. Find yourself a company that will mail to your farm and you will see a huge price difference allowing you to send out more mailers. Get the people reaching out to you not another system that gives them similar home values as other programs like Zillow. Have the people contact you and get to know you. If you still want to use the program make sure you negotiate for the items you want. Also do the training they provide because that is were the value is for you. I have a great company that gave me this training before and found the time spent on redoing not to be to my advantage. Pros: Will get your name out there with minimal work Provides sellers a different program by giving them unique codes to input. This captures their information so you can do the follow up. You wont have to do any work in finding the address up front but they are already on the tax card. You will get the same stuff from other mailing companies for a fraction of the price. Cons: Cost if you already understand how to farm Smart targets or top 20% is not all that. You can focus on your own 20% and get the same results. Another program you have to log into to get information when you could just use you CRM and a mailing service to keep engaged with your farm.
