Our Services

Home inspections can help you buy or sell your home with confidence. As Trained Professionals we have seen it all, and we will provide valuable help in turning you into a knowledgeable consumer. Home owners can identify problems in the making and take preventive measures to avoid costly repairs. Sellers can understand conditions the buyer's inspector may point out and put the property in better selling condition by making repairs. Our inspection services include:

Buyers' Inspection
In both new and older homes, the best way to ensure that you are well informed about the strengths and weaknesses of a property is to have us give you a professional home inspection. We are trained to identify problem areas both small and large that may have been overlooked by the previous owners and to identify which require immediate attention.

Pre Listing Inspection
Today's market is a "Buyers choice market" Thousands of homes are for sale and buyers have plenty to choose from. By having a pre listing inspection performed on the property you are selling you will have a sharp edge over your competition. The home inspection will point out "Major Concerns" that should be addressed so they don't deter or "Scare" buyers away from the house when it is inspected by the buyer's inspector. If we perform a pre listing inspection for you we provide you a sign in your yard-

"This home was pre-inspected by Prestige Home Inspections"

A powerful marketing advantage! If you were buying a home wouldn't you feel more comfortable knowing the property was pre inspected!

1 Year Builders Warranty Inspection
Most builders provide a one-year warranty for new construction. Generally during this period of time the buyer develops a "punch list" of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent to obtain a home inspector's list of items that will most likely be repaired by your builder at no cost to you. You will be reassured knowing that potential problems were addressed before they grew into something that could cost you a large sum of money down the road! For more information refer to Builders Warranty "What you should know"

Radon Testing
Radon is a naturally occurring radioactive gas found in soils, rock, and water throughout the U.S. Radon is a threat to health because it tends to collect in homes, sometimes to very high concentrations. See Radon FAQ . NOTE: Radon tests for a real estate transaction takes a minimum of 48 hrs to complete. In most cases we attempt to place the Radon monitor for testing 48 hours prior to the Home Inspection, that way on the day of the Inspection, both the Home Inspection Report and the Radon Report are available.

Water Samples
Water sample is taken from the private water source (Well) and sent to an EPA-approved laboratory where the sample is analyzed for the most common types of bacteria found in water (Coliform, E-coli and Fecal Coliform). There are other types of water element testing available (lead, nitrates, and nitrites). All results have a general turnaround time of 24-48 hours.

Well Inspection
In conjunction with the general home inspection, we can perform a cursory evaluation of the private water system on-site. This consists of measuring the flow rate of the well and the cycle time of the pump, along with a visual inspection of the components of the well if applicable.

Septic Inspection
This consists of a non-invasive visual inspection of the on-site sewage system. A measured volume of water is induced into the system along with a tracer dye. The system is then observed for backup conditions, surface water bleed out and strong odors that would indicate system failure or require repair by a septic specialist. This is not a technically exhaustive test; such tests would be required to be performed by a septic specialist or your local health department.
