Get to Know Mike Lefebvre

My background in real estate stems from my experience as an appraiser. I am a Massachusetts licensed Certified Residential Real Estate Appraiser. I am the owner and president of MeetingHouse Appraisals, a small residential appraisal firm based in Norfolk, MA. I've personally appraised over 1,500 properties within the State of Massachusetts. Needless to say, I am very interested (some might say borderline obsessed) with local real estate valuations. I bring this expertise to each and every buyer and seller I work with.

For buyers, I leverage my appraisal expertise and make sure we do not pay one slim nickel more than true market value for any property you are considering. I back up all of our offers with black and white market data to support our (usually) lower than list price offer. Let's face it, it's a buyers market. If I can save you a few bucks (or a few thousand) on your next purchase and it won't cost you a thing, why wouldn't you at least meet with me over coffee and pick my brain a little? 

For sellers, we start with performing a Certified Residential Appraisal on your home. This is how the bank that is lending your buyer money to buy your home looks at it. Although it's not always what the sellers want to hear, it's the truth and it's backed-up by cold, hard market data. The local real estate market is basically efficient and self-correcting. Homes priced most appropriately sell the quickest. Homes overpriced simple sit on the market and in many cases, ride the market down. At the end of the day, the listing price of your home is ultimately up to you, the seller. It's my job to show you what the market is telling us and, taking into consideration all the factors involved, help price your home for the maximum return in the minimum amount of time.

Certifications
I know values. I've performed appraisals on over 1,500 homes in the area. I keep a finger on the pulse of where the market is at and where it is heading. True market valuation is determined by first-hand accounts of what's happening on a street-level. And this can most accurately be determined from the eyes of the real estate professionals with their ears to the ground. I continue to perform appraisals in a limited capacity for a select group of lender clients to keep my valuation skills sharp and top-notch. I pride myself on being a friendly but firm negotiator who will go above and beyond the call of duty to help make a deal happen.  Most Realtors chase transactions. I chase relationships. As a Berklee College of Music graduate (Class of '91), I know my way around a drum set and can play a mean parradiddle! As a father of two little ones, I can change a diaper with one hand and actively engage in a very competitive game of CandyLand with the other. I can juggle a basketball, a ripe banana and a wrench. Just don't stand too close. Unfortunately, I'm also good at killing a pint of Ben & Jerry's in a single sitting. Any flavor. It doesn't matter. They're all good and I haven't met one I could resist yet. My latest favorite is "Vermonty Python". Oh. My. God. My gym is happy about this. This "skill" of mine keeps them in business, too!
