As a Mortgage Banker with First Priority Financial with over 15 years mortgage experience, I think of myself more as a "Mortgage Education Advocate" providing an array of services in real estate financing and consultation as an Upfront Trust Advisor.  I advocate for my clients, as if it was a loan for me, looking for the best type to meet a particular individual's need.  I provide my prospective clients with a least 3 different loan options, so they can decide which loan is best suited for them. My advocacy is rooted in the idea of empowering folks like yourself in understanding the mortgage loan process. I believe that an informed client becomes an excellent long term and trusted client.

Because you may be contacting me from the internet or through a trusted friend, I provide "Second Opinions" at no charge or obligation to those who are unsure if the other lender is providing the lowest interest rate at a reasonable fee.  My only goal is to provide you with a fair and objective review of all the closing costs associated with the loan you are planning to undertake. In some cases, the loan may be the best and you may be getting a very good rate at a fair price.  In other cases, I might be able to provide you with a better rate and with lower closing costs. Once I provide a Good Faith Estimate, I stand by my fees. There is no changing or switch & bait tactics. As they say, What you see, Is what you get. "This is the service I provide" you will always receive Honest & Excellent Services!

The most important part of the loan paperwork is the "Good Faith Estimate" or in some cases the "Initial Fee Worksheet".  If you have signed loan papers, you should have received an estimate of all charges by the broker, lender, escrow and title. Because most folks are very unfamiliar with what is considered reasonable costs, obtaining an objective opinion from other competitors in the mortgage business is is almost unheard of. However, in my case, my business is based on referrals from my satisfied customers!

Consumer client education is an important part of my business. I believe that all clients should be informed how credit scores, history and other criteria effect rates and eligibility including understanding mortgage papers and the loan process. With a strong background in purchase loans and refinancing options, I am well equipped to provide a superior level of service to my clients. I have personal experience in private real estate investments: purchased several properties and managed my own rental properties for over 30 years. I built two vacations homes in Mexico, and have extensive experience in building development.

As a loan officer, I am required to be a licensed real estate agent, having been licensed since 1984 with expertise in mortgage lending for the last 13 years and recently was nationally licensed as a California Mortgage Loan Originator.

For over thirty years, I was a health care executive responsible for a variety of health related real estate projects in the development of comprehensive health care centers, medical clinics and several senior citizen centers. In 1982, I was appointed Chief Administrator, Health Services for the Games of the 23rd Olympiad, responsible for organizing medical services for the Olympic Games. In 1992, I was similarly responsible for medical operations to World Cup USA '94 for the World Cup Soccer Games.

Upfront Trusted Advisor Commitment

1. The Upfront Trust Advisor (UTA) in mortgage lending is a Broker, Lender or Banker who acts as a Loan Originator; will endeavor to act in the best interest of the customer. A UTA acts in a fiduciary capacity and knowingly understands the lending practices, credit, real estate, escrow & title functions, including any 3rd Party functions that may have a direct bearing to successfully guide the a customer's decision through the purchasing or refinancing of a real estate transaction.

2. The UTA in a fiduciary capacity has the ability to "steer" business to lenders, third party vendors and under these circumstances the customer's acceptance of such third party relationships may potentially affect the customer positively or negatively, either in price or services. UTA should always disclose these vendors, as recommendations only by disclosing to the customer their right to select vendors, except in cases where it is not permitted.

3. The UTA functioning as a loan originator will establish a total price for all services upfront, in writing, based on customer's documented information. The origination costs may be a fixed dollar amount, a percent of the loan, an hourly charge for the loan originator's time, or a combination of these including lender costs such as processing and underwriting functions. In addition, other charges for third party vendor fees shall be described and disclosed to the customer, as accurately as possible by securing "reasonable & customary" estimated fees from third party vendors.

4. The UTA shall not receives any payment, compensation, referral fees or gifts from third parties involved in a loan transaction and if received the Loan Originator shall credit the amount against the borrower's closing costs. A UTA who is employed by a Mortgage Banker or Lender who functions as an integral part, as an employee or independent Contractor for a direct lender and receives additional compensation is not considered a third party fee, whether received directly or indirectly in the performance of the customer's loan. However, if the UTA participates as a Loan Originator, as a Broker, or for a mortgage banker with access to third party wholesale lenders shall credit the yield spread premium to the customer.

5. The UTA will use their best efforts to determine the loan type, features, and lender services that best meets the customer's needs, and to find the best rate and lowest cost for that loan. A minimum of three loan products should be provided and the UTA shall disclose the benefits and disadvantages of each in an objective manner to allow the customer to make their own informed decision.

6. The UTA will lock the terms (rate, points, and other major features) of the loan, as directed by a customer who has met lender lock requirements, providing a copy of the written confirmation of the rate lock as soon as it is practical. At the same time, the UTA will guarantee all origination fees & lender related charges. If the fees are understated, the UTA will credit the customer against the total closing costs.

7. If a customer elects to float the rate/points, the UTA will provide the customer the best rate pricing, in writing on a as needed basis, either by electronic mail, faxing or by mail.

8. It is the duty of The UTA to educate the customer's understanding in any decision which will materially affect the financial viability of the customer. In all cases, it is the responsibility of the UTA to determine and demostrate the "net tangible benefit" of any loan undertaken.

9. The UTA will maintain a web site on which its commitment to its customers is prominently displayed, along with any other information the UTA wishes to convey. If the web site displays mortgage prices, the UTA will indicate whether the prices are retail or wholesale. If prices are wholesale, a prominent note will indicate that the broker's fee will be an added charge.
