My name is Averil Phillips- Bernard.  I am a member of the Hunterdon/Somerset Association of Realtors and a full-time Real Estate Agent with Century 21 Moretti Realty. As a Realtor I conduct business in accordance with the Realtors' Code of Ethics which sets me apart from the average real estate agent.  As a member of the Moretti Team I have the support of over 50 other Realtors with hundreds of buyers and sellers.  I strive to be the best in the business therefore I am constantly involved in training seminars and refresher courses that help to keep me up to date with all that is happening in the Real Estate World.

The Home Buying Process  

1.  Educate Yourself about the home buying process by attending home buyer seminars usually offered by community centers, religious organizations, neighboring universities and other organizations.                                                                             

2.  Decide On A Community that fits your needs by examining school systems (if you have, or plan to have children),  special programs and other resources available to residents.

3.  Find A Realtor who is honest, knowledgable and will provide professional, courteous service.  Your realtor will want you to get Prequalified so that she will know what price range of homes to show you.                                                                           

4.  Find A Home that fits your needs and wants and Sign A Contract making an offer to be presented to the sellers of the home.  At this time you will be asked to Submit A Good Faith Deposit, which will be placed in an escrow account.                                 

5.  Have Your Real Estate Attorney Review The Contracts after your offer has been accepted.   (In New Jersey you are not required to have an attorney represent you for the purchase of 1-4 family homes, but it is strongly  recommended).  The contract becomes legally binding at the end of the 3 day attorney review period, unless an attorney reviews it and notified the other parties involved within the 3 day period.  Your attorney will arrange to have title work done (to ensure that there are no additional claims to the property) an a survey will also be done.                                                                                          

6.  Arrange for a Home Inspection to be done by a home inspector covered by insurance, and licenced by the state Of New Jersey.  Insure that a termite inspection is part of the process, as this is usually required by mortgage lenders.                        

7.  Complete A Mortgage Application to obtain financing for the purchase of your home.  This process may  take 1-2 hours so ensure that  you schedule sufficient time to ask questions and understand what you are signing.  Your bank will have an appraisal of the property done to determine its value.
