I have been a realtor since 2002 years, but have owned beach property for 20 years. I have owned rental condos and rental houses on the beach and near the beach. I am familiar with the rental of beach property as an investment . There is a fine line between what might be the best investment and your dream second home. I do believe it is best to buy with your heart, but most of us still have to make the final decision that also gives us lasting value. I love the hunt for the best priced property that fits the buyers dreams and pocket book. Now we have had a major correction in our market and the prices are off as much as 70% from the highs of 2005. Our area of Florida is getting ready to experience tremendous growth and I think we will see Panama City Beach to the Destin area become a world known destination in the coming years. We will have a new airport, and a large new shopping mall that is literally on the beach. Now is the time to buy and it is so frustrating having worked with buyers in the high 2005 market when they were willing to pay too much. The time to buy is when the market has corrected and before it starts back up. This is a special area, the sand is soooo white and the water is so beautiful, and the climate is almost perfect, and we are going to be found by the rest of the world. We are easy to get to and soon with the new airport we will be a destination from all over the world.
