I have worked for one of the big lenders, so I know how they operate. A good percentage of my business comes from these large banks when the borrower doesnt fit exactly in that box. It is for this reason that a growing number of agents and builders are starting with us. The industry average for closing a loan is 45 days, while our average is < 30 days. This counts when you put in an offer on a home. In todays marketplace, I often get calls from the selling agent in order to determine the quality of buyer. In short, it matters.

What can you say for skills? Do you say the usual Conventional, FHA, VA, Jumbo, etc.? Do you start naming off all kinds of one off products? Well, I think what sets me apart is the fact that I find some way, some how, some type of way to make things work. I get a large part of my business from turn downs at other lenders.
