Get to Know Cathy Armstrong

Where do I begin?  I was born in Barberton, Ohio and moved to Bristol, TN because my parents relocated here in 1961.  I was 1 year old!  I have lived in Tennessee since then.  I did take time away from Bristol and the Tri-Cities area for 10 years after high school graduation, when I moved to Knoxville to attend the University of Tennessee.  I graduated in 1983 and worked in Knoxville in the finance industry until 1987.  I moved to Nashville to take a new position and continued in the field of finance.  Moving back to Bristol was a decision that I didn't take lightly.  I returned to my roots in 1990, again in the finance industry.  I decided to persue a career in real estate in 1993.  We are such a specialized city (being in both Tennessee and Virginia), so I have licenses in both states.  I became a full time realtor in 1998 and the rest is history.  I was able to purchase the brokerage company I had worked for in 2001, and my life as a broker began.  I hold several designations in the real estate industry and am very proud of all of them.

1 - ABR (Accredited Buyer Representative) - An Accredited Buyer's Representative (ABR®) has a unique understanding of home buyer's needs and how to best serve them, specialized information to stay on top of home buying issues and trends, and exclusive resources to share with your clients and give you even more of a competitive edge.

2 - CRB (Certified Residential Broker) - The Certified Real Estate Brokerage Manager (CRBsm) is one of the most respected and relevant designations offered in real estate business management. The CRBsm designation is awarded to REALTORS® who have completed advanced educational and professional requirements. CRBsm Designees are better positioned to streamline operations, integrate new technology and apply new trends and business strategies.

3 - CRS (Certified Residential Specialist) - CRS members comprise just 3 percent of all REALTORS®.  CRS training gave me in-depth knowledge about business planning, presenting listing presentations, negotiating and closing smoother transactions, working in the buyers’ and sellers’ best interest and building a referral business.  I am active in the state CRS Chapter, having served as the state secretary, treasurer, president-elect and in 2012 I represented the state of Tennessee as the President.  I was voted 2008 CRS of the year in Tennessee.  I will be a Regional Vice President from 2014-2016 representing the states of Arizona, Colorado and New Mexico

4-  GRI (Graduate Realtor® Institute) -  GRI designees:

Have pursued a course of study that represents the minimum common body of knowledge for progressive real estate professionals. Have developed a solid foundation of knowledge and skills to navigate the current real estate climate—no matter what its condition. Are recognized nationally. Act with professionalism and are committed to serving their clients and customers with the highest ethical standards.

5 - SRES - Seniors Real Estate Specialist® - The SRES® Designation program educates REALTORS® on how to profitably and ethically serve the real estate needs of the fastest growing market in real estate, clients age 50+.

NAR Certifications:

1 - e-Pro - NAR's e-PRO® Certification Program teaches you to use cutting-edge technologies and digital initiatives to link up with today's savvy real estate consumer.

I also have the CHMS (Certified Home Marketing Specialist) - I am qualified to assist sellers with home staging.  Home staging is a growing trend to make your home more marketable to buyers by decluttering, repositioning furniture and numerous other tips for obtaining a quick sale at a reasonable price.

I also served on the MLS Board for six consecutive years, developing new services to assist agents in marketing properties for our sellers.  I was appointed to the Governmental Affairs Committee of the Tennessee Association of Realtors (TAR).  I was fortunate to have been selected as a 2004 Leadership TAR graduate in a class of 16 realtors from over 20,000 in the state.  I have been awarded the Golden Circle Service Award from NETAR (Northeast Tennessee Association of Realtors) in the years 2003-2009.  This award was given to realtors who not only excelled in their real estate careers, but also in their community involvement.  I have been awarded the Professional Honor Society from the BTVAR (Bristol Tennessee Virginia Association of Realtors).  Although brokers and owners are not eligible for Sales Achievement Awards in BTVAR, I have been a consistant top producer since my second year in real estate.  I have served on numerous committees for BTVAR and look forward to continuing to serve in the future.

Certifications

I pride myself in dedication to my clients in all aspects of real estate.  I truly enjoy working with first time home buyers.  To hear someone say "this will be my home forever" always makes me laugh.  I know they will be calling me again when the first child arrives, a career change takes place or it's just time to make a move.  My past clients are always lifelong friends.  They are the lifeblood of my business.  Years ago, I decided to live by the motto..."Work hard for the clients you have now...they will be your advertising in the future".  This has been true of my clients for over 15 years.  I enjoy my career, and it is a career!  No part time agent here!  Along with being a full time broker/agent, I have a second career in county government.  I was elected in 2006 to serve the citizens of Sullivan County as one of their representatives on the County Commission.  I was re-elected in 2010 for another 4 year term.  I have served on the Ethics Committee, Budget Committee, Insurance Committee, and am currently the Chairperson of the Executive Committee. I also pride myself with service to the Animal Shelter.   I have my hand on the pulse of everything Sullivan County.  Not only do you get great service with your buying and selling needs, you also get insight on what to expect from your government.  Sullivan County isn't the only area I serve with my real estate services.  I am licensed in Virginia also!  Our area of expertise is from Greeneville, TN to Washington County Virginia.

Skills

I am consistantly a top producer in the Tri Cities/Southwest Virginia area.  I have participated in over 230 transactions since 1998.  I specialize in first time homebuyers, relocation, luxury homes and foreclosures.  Residential real estate is my full time career, representing both buyers and sellers.  If you want the best REALTOR in the area, give me a call.  My expertise in real estate and the inner workings of local government will give you the edge in selecting the perfect home.

Cathy, On behalf of Karen and myself, I would like to take the opportunity to thank you for your hard work and dedication in our recent real estate transactions. Your persistence in marketing our home through advertising and virtual tour really made the difference in selling it. Also want to thank you for your assistance in finding a new home. As you know, I can be picky and you listened to what we wanted and help us locate our dream home. The closing on the home we sold and purchased were on the same day and you stayed by our sides the entire time taking the stress out of the process. We can not be happier in our new home and can not thank you enough. Your knowledge and professionalism is second to none. Steve Smith

Dear Cathy, Deborah and I are extremely grateful that we chose you to be our realtor. After our initial meeting with you, it was apparent that you were very customer oriented and that you would go the extra mile in order to make selling our house a pleasurable and rewarding experience. The personal attention you gave us made us feel confident and secure in listing with your service. Your specific suggestions on how to stage the house to make it more appealing to potential buyers were right on target. You patiently answered our many questions and offered reassurance as you walked us through the different phases of selling our house. We were extremely pleased with the 360 degree virtual tour placed on your website and the listing you posted in the local Homes magazine. Your behind the scenes work was evident in the fact that six potential customers were scheduled to view our house before it was officially listed "on the market". And because of your accurate local market analysis and your prudent listing price, buyers offered to purchase our house for the asking price on just the second day our home was on the market! We unfortunately discovered after leaving Bristol that, unlike you, other realtors may not be concerned with their clients' best interests. We appreciate the continued assistance and advice you provided to us even after our closing day, and we know we have gained not just a realtor but also a great friend. Your realty expertise made the experience of selling our house simple and enjoyable We have and will continue to tell anyone in need of a realtor that without a doubt you are the best in town! Thank you, Mark Smith Deborah Smith

Dear Cathy, I want you to know that I totally credit God first and you second for getting us our dream house this year. If you and your wonderful office staff had not known exactly what we were looking for and the very instant it was listed on the MLS market place we would have never known it existed. It would have been sold and gone before our part time hunting methods would have ever found it. We looked at homes for two and ½ years on our own, in the Sunday paper and online, but we hired you on Monday and were making an offer that same week Friday. INCREDIBLE! I love telling this story. And you have done so much for us after they accepted the offer! Taking time to show the house to our family while they were in town for Thanksgiving, setting up the inspections and making sure we didn't pay for repairs that were the current owners responsibility. I am looking forward to listing our current residence with you because you have done the buying so well I have complete confidence you are equally effective in listing. We thank you and all of your staff at Heritage Homes for making 2009 the best Christmas ever for the Hanson family! What a gift you are to us not only as a realtor, but as a friend. With Warmest Regards, Victoria Hanson

Dear Cathy, I've written this recommendation of your work to share with other clients and customers. Cathy showed outstanding abilities as the realtor involved in selling my home. She was conscientious, assertive and motivated to help me in the sale of my home in Bristol. From the first time I met Cathy she showed me she was concerned with meeting my needs for this sale. I appreciated her knowledge of properties in Bristol, and for prospective clients. Cathy kept me informed of showings and always let me know of the results of the showings. She was reliable in her assessments of the clients. I was impressed with her ability to handle the clients in a very professional manner, never letting personal opinions get in the way. Cathy kept her sense of humor when problems arose with my property. A tree fell and did considerable damage to outlying fences, and Cathy was available and willing to work with the contractors in order to get the repairs done. She was considerate of finances in seeking repairs and also in getting the job done well. I would recommend Cathy to anyone moving to the Bristol area which encompasses the areas of Johnson City and Kingsport. Cathy, thank you for a job well done! Sincerely, Becky Weir
