As an experienced inspector, I understand property conditions beyond typical inspection standards.  With background in home refurbishment in and around the Port Orange area, I have awareness of the detrimental effects that seemingly minor issues lead to.  Especially when it comes to living in a salty, humid, and often wet coastal environment  .  This knowledge of a home's condition yields a much more comprehensive and insightful inspection.  You gain in awareness & you're better informed for the key negotiations and decisions just ahead.

Florida Inspector Registered:

Florida has some of the toughest licensing criteria of any state in the U.S., for Home Inspection Services.  In fact, the licensing criteria is higher for Florida home inspectors than for building contractors in and around the area, which often times require no licensing.  Hence, some home inspection firms are operating without state registration/licensing, others have inspectors on-staff who operate under another's license.  Neither is the case with our firm, so you can be assured of what kind of inspector you are hiring.

InterCoastal Inspections will never send anyone other than the registered home inspector to your property!  If the home inspector cannot perform your inspection, due to a schedule conflict, or for any other reason, you will be informed.  Further, once you inspection is scheduled, we will not accept another job during the same time.

Pre-Purchase Inspections

Buying a home is probably the largest investment you will ever make, so it’s important to understand the condition of your investment. A home inspection is a non-invasive examination of the home’s structure, systems and components. While a home inspection is not a prediction of future conditions and cannot reveal every concern that exists (or ever could exist), it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home buying decision.  Move-In Certified™ Seller Inspections Selling a home can be a difficult and long process. You want every advantage in marketing your home to prospective buyers. The best way to show that your home is a good investment is to have a Move-In-Certified™ seller’s home inspection performed. Our InterNACHI- certified inspector will thoroughly inspect your home and generate a report, just as we do for a buyer’s inspection. The difference is that, as a seller, you can complete repairs and improvements before you show or even list your home. You can use your revised inspection report as a marketing tool that may convince a buyer to waive his own inspection. A seller’s inspection helps you justify your asking price. A seller’s inspection can help avert any last-minute re-negotiations on price or condition.   Warranty Inspections Most builders offer a one-year warranty on a new home.  We’ll come out during the 11th month and perform a full inspection before the builder’s warranty expires.   Insurance Inspections   Wind Mitigation Inspections: Save as much as 50% on your homeowners insurance premiums! Our Wind Mitigation Inspection alerts you to possible weak points in your home’s protection from tropical storms and hurricane-force winds. This inspection makes sense for anyone, even if it is not required by your insurance company. 4-Point inspections: The 4-Point Insurance Inspection is often required by insurance companies before approving homeowners insurance (especially for homes built before 1985). This inspection consists of visual assessment of the: (1) roof; (2) electrical system; (3) HVAC system; and (4) plumbing.  Insurance companies want to know the current condition, scheduled maintenance requirements, and expected  service life of these four systems and components.   Foundation Certifications If you are selling or buying a manufactured home, then most likely a foundation certification will be required. For all FHA and VA loans, an engineer's foundation certification is required that states that the home is placed on a permanent foundation that complies with the "HUD Permanent Foundation Guide for Manufactured Homes", dated 1996 by the US Department of Housing and Urban Development (HUD).
