Morgenroth's Home Inspections, LLC, located in the Fox Valley,  offers the following services:

Pre-listing inspections- Inspections of homes done for the prospective seller before their home goes on the market. A small investment for the seller that will pay huge dividends:

Seller benefits:

Discloses any major defects that may be present and detrimental to the sale of the houseMore cost-effective, as it gives the seller time to fix any major concerns right the first time, in a relaxed time frame, with a qualified person of their choice, on their own terms Enables the seller to set a more firm, equitable asking price

Buyer benefits:

Prevents the need to find another home due to unknown defectsGives the buyer confidence that the decision to purchase was the right one

Realtor benefits:

Eliminates the need to sell the buyer a second time, due to unknown defectsReduces the amount of negotiating between the seller and buyer, promoting a smoother sale and quicker closingAssures that the property conditions have been thoroughly disclosedListings can be promoted as being "pre-inspected", making them more favorably attractive to prospective buyers in today's competitive marketplace

Most important of all, it sends a strong signal to prospective buyers that the seller has taken the time and money to make sure the house is free of defects.

Buyer inspections-Ordered by the buyer after the contract to purchase is written and agreed upon. One of the most important decisions in the home-buying process:

A home purchase is one of the largest purchases a buyer will make in their lifetime, and most buyers don't know everything they should about the home they're buying.Builds confidence in their decision to buy the homeBuyers are encouraged to be present during the inspection, walk the grounds with us and ask questions as we move through the property,as we want them to be aware of what we're inspecting and what conditions we're findingA great opportunity to get acquainted with the house and how things workA computer-generated report will be e-mailed or faxed to you after the inspection is completed. We would be glad to send extras copies of the report to additional parties with your written permissionIf you have any questions about the findings after the inspection is completed, feel free to contact us. We'd be glad to discuss them with you

Home Inspection... a wise decision whether you're selling, buying, or simply preserving the value of your home

Radon Measurement

Radon is an odorless, colorless, tasteless radioactive gas which is a decay product of uranium in the soil. It is a Class A carcinogen and is responsible for an estimated 21,000 cancer deaths yearly, according to the U.S EPA, World Health Organization, National Academy of Sciences, American Lung Association, US Dept of Health and Human Services, and the National Environmental Health Association among many others!Measurements are done in homes with electronic monitors placed for a minimum of 48 hours under closed house conditionsRadon is measured in picoCuries per liter. The US EPA has established what is considered an acceptable level, and Illinois has adopted the same standard. If levels are found to be 4.0 picoCuries per liter or greater, the levels should be lowered. Elevated levels of radon can always be fixed. Typical remediation systems cost anywhere from $800-1500, and can be installed in one day

The bottom line is this: Don't purchase a home without testing for radon. It can cost you, both in terms of your health and your finances
