"Best Service" for her short sale customers include writing an offer within days of listing the property so that the shor sale moves much quicker for her clients than is typical.  This means that these properties do not end in foreclosure before a sale can be completed.  She also works closely with other realtors, she pays a referral fee and a commission on short sale properties and does all of the negotiating with the bank.  This assures that the realtor gets paid and takes on the heavy lifting of negotiating with the bank.

"Best Service" for homebuyers include in depth interviews to determine the buyers needs thus avoiding showing properties that do not meet their criteria.  Diana has many contacts in the mortgage industry that she trusts to handle her customers in the utmost professional manner.
