Before I became an agent, my wife and I were typical buyer and seller in a couple of real estate transactions. One agent we had when we were trying to sell a condo we lived in went through my CD collection! Kinda creepy! What else did he go through? The same agent was about 30 minutes late for a showing so we ended up showing our condo. It sold eventually at a huge loss.

Then when we were selling our first SFM and trying to buy another SFM. Our selling agent was very passive. She would show our home and then not call us to tell us what happened. We would have to hunt her down! Then a few days later we would follow-up with her only to hear that she hadn't heard anything. Gee, ya think you should do some follow-up? Then we had an open house and we heard nothing from her after it was over. Again we had to hunt her down.

I always felt I could do better than that. After years in customer support, I KNEW I could do better than that. So I became an agent! I've been loving it since! I also know how NOT to be a good agent after these experiences!

Certifications

I was once told by a rental/sales broker that a good real estate salesperson can sell anything: cars, houses, refridgerators, etc. I never picture myself as a salesperson.

A house sells itself. If someone likes it, they like it. You can't really convince a buyer to like it. This is the biggest purchase they will make in their whole life. You can't force them into to it.

As for selling a house, marketing is the key. You are a marketing person, not a salesperson. The sale happens at the day of the closing. All the time before that is called marketing.
