If you've been wanting to sell but couldn't without going the short sale route, it's possible that now you can. The Phoenix area market saw a huge upswing in 2012 that brought average home values up by nearly 25%. I've helped many 1st-time buyers realize the American Dream of owning their own home when they didn't think it was even a possibility. It's easier than you might think! You can buy in Phoenix for less than rent for the first time since 2002, and with FHA financing, you can buy with as little as 3.5% down. FHA credit requirements are not as strict as they are for a conventional mortgage. They allow for a couple of dings and dents in the past, and even some major issues too, if enough time has passed. FHA also offers great incentives on many HUD acquired homes specifically aimed at aiding first-time buyers in our extremely competitive market. If you are looking in an outlying area of Phoenix like San Tan Valley, Maricopa, or Casa Grande, you may be able to purchase a home with no money down using a USDA loan. These are available to buyers who will occupy the property after closing, meet the standard minimum requirements for the mortgage, where the property is located in specific rural areas as determined by the USDA. Ask me, and I can provide a map to show which areas are included.
I have extensive experience in short sale listings. If you are underwater in your home and need to sell- call me. There are options available to you! Short selling may or may not be right for you. Let's look over your specific situation in detail, and we can work together to find the best solution for your financial well being. Your lender(s) may require you to be delinquent on your mortgage payments before considering your short sale, and/or ask you to contribute cash toward the deficiency as a requirement to approve the sale, BUT that might be avoidable too. Short sales can be tricky to navigate, and if you are behind on your mortgage, time is NOT on your side. Don't leave it up to just anyone to handle yours.
Investors- I work with investors to improve your real estate portfolio. Are you taking negative rents on your investments right now? Underwater? There are alternatives to foreclosure or short selling unique to some investors. Your investment properties may not qualify for tax relief on the deficiency balance (ask your CPA to see if yours does). If yours doesn't, a short sale could leave you with a huge tax bill at the end of the year. Maybe your mortgage servicer declined a loan modification or short sale already, or asked you to make an unrealistic cash contribution for them to approve it. I may be able to help you with alternative options that won't damage your credit, but instead, improve your bottom line.
