I have been involved in the real estate industry for over 18 years in one sense or another.  As a landlord with rental properties, an investor buying and reselling as well as "flipping homes", developement of residential plats. and as a licensed real estate agent for the last 7 years.  I have always been intrigued by the real estate market and love to help clients understand how it moves and operates.  I have thoroughly enjoyed helping families find that "just right home", or first time buyers take that first step to home ownership, and assisting investors in maximizing their return with just the right property. 

Prior to being licensed as a real estate agent I was in sales for over 14years.  I enjoy helping people get the things that they need.  I am a proud father and husband and enjoy spending time with my family.  Whether it is on vacation to another state or just watching my sons at a sporting event, they are a priority in my life.  I have been, and continue to be involved in my church.  For many years I have served as a member of the Administrative board, as a member of the personel relations and finance committees, on the property commission, and as a conference delegate. I have also served on the state conference counsel of administration and been director of conference youth Bible quizzing.  In addition I was elected as a delegate to the national conference of the denomination and national board. I continue to serve in my local church as a 5th, 6th and 7th grade sunday school teacher, and I work with the middle school youth group.

I have always found real estate to be a facinating industry and my experience working and building relationships with construction contractors has given me great insight and education in looking for quality built properties and helping clients purchase the best one for their needs and those of their families, at the right price.

Listing and Selling Properties.

 Helping you decide on the right price, pointing out those things you need to do to get your property ready to sell, showing you how to stage your furniture to make the rooms appear larger, listing the property on the Multiple Listing Service (MLS), marketing your property through direct mailings, advertising your property with just the right ad, and holding open houses.  These are all things you need to expect from a dedicated real estate agent and what you will get from me as your realtor.  I deal honestly, straight forward and direct. That includes returning every missed call or email in a timely manner.  There is a more to selling real estate than just placing it on the mls!!!

Helping you find the right property.

There are hundreds of homes, multi-family, condos, and recreation properties on the market.   It is my job to ask the right questions and listen to each clients answers to help them narrow the search when looking to purchase a residential property.  Having been in sales for over 21 years, I take great pride in listening to my clients needs, wants and desires, and using my experience to help point them in the right direction.  Sometimes it may be the number of bedrooms, number of bathrooms, kitchen size, finished square footage, school district, or maybe its the proximity to work.  It might even be all of these things combined.  Don't worry!  If it's out there, we will find it! 

Forclosures and "Short Sales".

It's all over the news today!  "Forclosures reach record high".  What does this mean for you?  Whether you are looking for a home to live in or an investor seeking to purchase at a great price, there are some really good deals out there. However, they are not all alike, and each one is in a different stage of the forclosure process.   I have worked with a number of residential  forclosure deals and have become quite proficient in dealing with banks and mortgage companies on forclosed properties. This area of real estate can be very frustrating and confusing, unless you understand it's stages.  I can help you understand it better, and help you find the right property to live in or "flip" as an investment.  I can even show you how to do both to maximize your investment.   There are many homes which are great investments if you are willing to rehab or improve them, and some that are just plain bad investments at any price. Some properties may just need a good cleaning or the lawn mowed.  I will help you figure out which ones have good profit potential and which ones do not!  You may even be someone who is looking at forclosure on your home as a victim of circumstance.  I can help you understand what will happen down the road and help to sell your home before the "redemption period" is done.

Residential Investment Properties.

Over the last 7 years I have helped many investors purchase the right single family and multi-family rental properties where their rents cover monthly expenses and even produce monthly income.  I have also helped a number of clients purchase properties to "Flip" (buy, fix up, and re-sell for profit).  There are a number of buying options out there today for the savy investor to utilize such  as land contracts, 1031 exchanges, and refinancing of existing owned properties.  Some of these can have wonderful tax savings if used correctly.  When to purchase is another important factor for the real estate investor.  I can show you when to purchase certain properties, and when market conditions are ripe to purchase.   I also have helped clients re-sell there investment properties they have been renting or those they bought to "Flip".  Real Estate is still one of the best investments out there for return and security.  

First-Time Home Buyer.

For the last seven years, I have enjoyed working with clients in the real estate industry, but one of my favorite clients are first-time home buyers.   They are excited about the possibility, yet at the same time uncertain if it can really happen for them.I love helping them make it a reality.  I have worked with clients with excellant credit and with rough credit, and clients with large down payments and with no down payment.  There are may options out there.  Some take more time than others to acheive.  I will help lead you through the process from pre-qualification with a mortgage lender, narrowing the field of homes that fit and showing these homes, choosing the right home, writing the best offer,  to inspections and closing at the title company.  This process may seam overwhelming, but I will help you through each stage to the end.  Oh!  The most important part!   As your "Buyer Agent"  my servises are paid for by the seller.  That means my expertise and experience comes at no cost to you.
