Would you believe me if I told you that 2007 was the best year I have had in real estate in the last 7?  I'm sure that you might think that I was putting on a "game face", but I assure you, it was a great year.  That's because this is a great time to be in the real estate market.  What?  She can't be serious?  I am.

I fielded a call from a buyer that "Googled" real estate agents in Gloucester, Mass and somehow I came up.  They wanted to buy a 2 to 3 million dollar waterfront home.  I thought they were joking.  Of course I didn't say that out loud.  I met with this couple and showed them four homes.  The first two, they wouldn't even step across the threshold.  Bloodbath for me?  The fourth home, they fell in love with.  It was on the market for 2.3 million and was waterfront with a commanding view.  It needed work.  When asked what I thought they could purchase the home for, I did some quick calculations and said to them that if they could buy it for 1.7 million it would be a good deal.  OK we're only talking about bridging a 600K gap right?  Impossible, you say.  Four months later, I hung a SOLD sign on this home at 1.7 million dollars.

Several times this year my seller clients have said to me that they hired me because I WAS THE ONLY REAL ESTATE AGENT THAT HAD ANYTHING GOOD TO SAY ABOUT THE MARKET.  It was just that easy.  Two of these clients had had their properties listed with 2 to 3 other agents and never sold.  I SOLD both of their homes in 2007.

Fast forward to today January 4th, 2008.  I just left a closing on a home in Hamilton, Mass.  We SOLD it today for $550,000.00.  This home was only assessed for $424,000.00.  This home sold for $50,000.00 more than the nearest comp in it's neighborhood.  This home SOLD for $50,000.00 more than other local real estate agents said they could get for it!!
