IBMG,LLC is a full service, residential mortgage lender. We finance and fund home loans, both purchase and refinance.
We have been in our Daphne location for 3 years; we have in-house processing, underwriting and will have our own closing department at this location.
We are a lender, not a broker - we fund our loans, sending the funds to the title company.
While we do FHA, VA & Conventional loans, we specialize in FHA & VA.
We can finance customers with good credit, we can finance customers with no credit scores on FHA. We are still offering a Down Payment Assistance program for FHA borrowers, which enables them to purchase a home without having the funds for down payment. With seller paid closing costs, this allows a buyer to purchase a home with no out-of-pocket expense.
VA loans require no down payment, and are eligible for some seller paid closing costs.
Conventional loans require a 5% down payment, good credit, are limited to a reduced amount of seller paid closing costs. Credit requirements are much stricter for conventional financing; requiring more liquid funds in reserves, in addition to down payment and closing costs.
I deal a lot with 1st time buyers, renters who have realized that they are wasting their money, or who have landlords who decide to sell the property. I also have customers who both refinance and change properties who come back to me because they like my personal service and professional expertise.
I also do refinancing on all 3 types of loans; both rate and term (lowering the interest rate or going from an adjustable to fixed term) and cash out (using equity to finance another purchase or pay school tuition, take a vacation,etc) mortgage interest is tax deductible, loan interest is not.
