Buying a home? The process can be stressful.  A home inspection is supposed to give you peace of mind, but often has the opposite effect.  You will be asked to absorb a lot of information in a short time.  This often includes a written report, a checklist, photographs, environmental reports, and what the inspector himself says during the inspection.  All this, combined with the seller's disclosure and what you notice yourself, makes the experience even more overwhelming.  What should you do?
 
Relax.  Most of your inspection will be maintenance recommendations, life expectancies for various systems and components, and minor imperfections. These are useful to know about.  However, the issues that really matter will fall into four categories:
 
  1. Major defects.  An example of this would be a structural failure;
  2. Things that lead to major defects, such as a small roof-flashing leak, for example;
  3. Things that may hinder your ability to finance, legally occupy, or insure the home; and
  4. Safety hazards, such as an exposed, live buss bar at the electrical panel.
Anything in these categories should be addressed.  Often, a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).
 
Most sellers are honest and are often surprised to learn of defects uncovered during an inspection.  Realize that sellers are under no obligation to repair everything mentioned in the report.  No home is perfect.  Keep things in perspective.  Do not kill your deal over things that do not matter.  It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure, or nit-picky items.

 "I would like to thank Royal Goodman for all of his hard work on my loan. He had quite the challenge with my credit being as low as it was. He was very warm and compassionate about my personal situation. I came in for my appointment and lets just say my organizational filing is very lacking. Not to mention that the only time I was able to meet him was 6:00 a.m. I have a very tight schedule. He greeted me with a hot cup of coffee and a smile. He was so patient and compassionate with me. "I could not believe it when I heard about them from my Brother-In-Law. They are the real deal. "I met Royal Goodman because his office is on my way to work. I passed his office everyday for close to two years. I finally worked up the courage to walk in. I had my house that I had lived in for fifteen years served with a notice of default. I was headed for foreclosure. I knew my credit was terrible, but I gave it a try. They were very pleasant and helpful. He ran my credit and it was 461. I said "Ok guys. I know you can't help me and started to walk out." Royal said wait all is not lost yet. He asked me to give him 48 hours and he would have some sort of option for me to save my house. Royal called me the very next day and told me to come in. I went into his office and he had a check for $15,486.32 which was the total that I was behind and paid the next payment that was due in 10 days. It was all I could do to hold my composure. Well to make a long story short, he added the service of repairing my credit at no cost. It took almost nine months and my credit score shot up to 681. I was able to purchase my very first investment property. I guess you don't wonder who did my financing for me. These guys are great. I highly encourage anyone to go and see Royal or give them a call. They said they can practically help almost anyone in any state.
