Get to Know Heather Peck

Born and raised in Los Angeles, I have been in real estate since 1991, starting in Phoenix, Arizona.  I also spent a year in the timeshare market in Lake Tahoe, which I still believe is great way to travel for the right buyer.  I moved to Las Vegas in 2004, and have spent a lot of time getting a feel for the Las Vegas valley.  I have a degree in education from CSU Northridge, and use those skills to make sure that I not only get a thorough background on any property or area of real estate I'm working in, but use my teaching skills to educate both my buyers and sellers on the property, process and helping them get what they want.  Having had a frustrating experience when looking for my own home, I listen to my buyers to make sure they find what they're looking for.  When working with seller's, I give them an accurate picture of their neighborhood and market so they know what to expect, and so we can work together to make the selling process fast and easy.

Certifications

I specialize in two completely different areas of the Las Vegas Market.

We're experiencing an unprecedented number of foreclosures right now.  I work with investors who are looking to take advantage of this great market in acquiring properties for their portfolio.  Not every property that is in foreclosure is a deal.  I spend a lot of time making sure the property meets certain criteria, and the true percentage of market value is what works for them.  I have also developed relationships with loan officers that know how to get a loan for an investor done with minimal muss and fuss.  This is a specialized area of real estate and not many agents have taken the time to lean what it takes to buy these kinds of properties for great terms.

 High Rise projects are the other specialty of mine.  Many projects are great investments and would make outstanding residences, while others should be shied away from.  There are a number of questions that need to be asked of every project before you consider purchasing.  Also, Las Vegas has a wide variety of projects because not all high rises are alike.  You need to know the difference between a residential project vs. a condo-hotel project vs. fractional ownership, what the rules are as far as living there full time or renting it out full or part time.  Don't choose a high rise unit without working with someone who can explain the difference so you'll understand and choose what's right for you.
