| Jim Basquette was awesome from beginning to end of the sale of our property and the purchase of our new home. Jim Basquette was always personally available either by email, text or phone to discuss every little detail of our sale and purchase. Never once did I have to talk or leave a message with a receptionist or other office staff. Jim Basquette is an outstanding person and realtor. We would highly recommend him to everyone that is interested in selling their home. Our selling and buying situation was very unique and a little crazy at least to us because it was quick, in the middle of one of the worst winters and my husband was out of town for the duration of this time. Even on days we were totally stressed, Jim was always very supportive of us and made things go very smoothly. Not sure if we didn't have Jim's calming personality if we would have made it through the craziness. Thank you Jim Basquette for everything you did for us. |

| Jim did an incredible job of selling my property in the Clifton area of Cincinnati. I thought it might be a difficult property to sell, but Jim got it sold in a month or two. He spent a lot of his time with all of the multiple viewings and multiple offers! He worked very hard to get the house sold as quickly as possible....and succeeded! | A few months ago my wife and I interviewed Jim as one of several potential realtors to sell our home in the Cincinnati area. | It was so fantastic working with you on the sale of our home! I’ll admit when we were initially referred to you by family members (their home sold in just 3 days!) my husband was skeptical. He didn’t think choosing a Realtor based on marketing and sales record was as important as choosing someone who was based in the area because he felt a familiarity with the surroundings was most important. Well, he definitely thinks differently now! Not only were you able to market our house to bring in numerous showings, but the first offer we received only happened because you were able to play up the benefits of our location versus that of a comparable house in a somewhat less desirable area. It was a genuine pleasure to work with you both and we were truly impressed by how much communication we received and your willingness to guide us through the process. As you know, our house needed some updating before it was ready for sale and we truly appreciated your willingness to come out and discuss which repairs would add the most value and different staging ideas before we had even signed an agreement with you. Rita is a whiz with color schemes and I loved some of them so much I will be incorporating them into our current house as well. The photos you took were amazing and truly reflected your years of experience as everyone I talked to said they made the house appear spacious and welcoming (usually in photos the rooms seem small because there isn’t a great place to stand to capture the whole space). The follow-up throughout the entire process was amazing! I absolutely loved the little emails you sent after each showing listing the feedback from potential buyers. Whenever I called with a question, you answered, even if it was at 9 pm when I was calling from Lowe’s to ask about paint J. My husband also liked that you sent the mailer cards to local apartment complexes with the comparison of what the mortgage payment to own our house would be compared to their rental prices. We could not believe it when we had an accepted offer within the first week! Unfortunately that one did fall through and we were so bummed thinking it might be awhile before we got another offer. WRONG. You just continued to work your magic and just like that we had a second accepted offer a month later and closed after the house had been on the market just 2 months…..AMAZING!!!! Both offers were right at our asking price (minus a small amount for closing concessions) and in this economy, that is a sure sign you had us priced appropriately because most buyers try to haggle you down well below the asking price these days. I would certainly recommend you to anyone looking to sell their house quickly at a fair price. You really helped to guide us so much and I think we ended up in a much better position with more money in our pocket for having you on our team!!! | Working with Jim Basquette was a great experience. He was completely professional. I felt comfortable working with Jim and his knowledge of the real estate market put my fears at ease. My first experience with listing my home was with another realtor. It yielded no results with the house on the market for three months. With my house listed with Jim, it sold in under 35 days! The photos that Jim took of the home and put on the website were outstanding. He accentuated the positives of the home and made it look great. I was unable to repair the home to add value and Jim completely understood this and worked around it. He was always available and communications were frequent and productive. Jim even drove me to the closing so I wouldn't be inconvenienced. Jim gave it his all and I would work with him again. |

| Our large historic home had been listed intermittently with two experienced local realtors for nearly two years before we chose Jim Basquette to market it. Up until that time we’d received no offers. Immediately upon accepting our listing, Jim introduced a “stager” who guided us in highlighting the houses’ significant features. Jim took eighty-five photos, interior and exterior, of the house to display its full charm when posted on a variety of web sites. Less than ten weeks after listing we accepted an offer only 1.5% below our asking price and as much as 15% higher than outcomes projected by other agents. Jim’s guidance through the negotiating and closing process was calm and insightful.
