I have written 3 real estate books. 1.) "Avoiding Florida Foreclosure" and 2.) "How to avoid Foreclosure" are for the homeowner. 3.) "The Realtors Guide To Short Sale Success" is for Realtors to help them do a successful shortsale.
I entered the Real Estate market in December 2007 and Florida was crashing in Values. I had never heard of shortsales. My broker had only done one in his 20 years. I scoured the internet and read everything I possibly could on the real estate short sale. Much of what I learned was free and some was expensive. I put all the information I had gleaned together with some work, devised a system that worked, and successfully closed 19 short sales my first year.
The next year I was hospitalized with congestive heart failure. The year after that I had a cardiac arrest. The following year I had a hip injury that prevented me from walking, sitting, or standing for more than a few minutes at a time. It was during these times that I wrote the books and as of June 2012 have retired from actively selling.

This book is all CONTENT and no fluff! There's no need to spend $1000+ on Real Estate Bootcamps or $1197. For a "real Estate University," Coaching Sessions or fancy looking short sale "kits". I got all I needed to know about Short Sales from this one book. Jeff goes into detail about the whole short sale process. Most importantly, he reveals his methods for generating tons of leads without having the marketing overhead that other gurus require. He reveals plenty of experienced information that will save your shortsale deal, get you more in commission and make it hassle free. If you still have questions, Jeff gives you an e-mail address where he'll answer additional questions you may have as a gift for buying the book.

He does a great job going over the importance of helping to "manage" the BPO/appraisal. He also discusses how to prepare a complete and effective short sale package that will be acceptable to the lender, and how to negotiate with secondary lien holders.In short, if you have an interest in investing in, or listing, short sales, this is an excellent first read. I've been a buyer of mostly foreclosures and bankruptcy sales, but plan to start focusing much more on short sales, and I learned an enormous amount the process from this book.Also, Mr. Smith was very nice about providing a very detailed response to an email question that I sent him. So I highly recommend both the book and Mr. Smith. He's not a "guru" making a living selling overpriced books, tapes, and seminars to wannabe investors. He's in the trenches making a living doing these deals every day, so for me that gives him instant credibility.

This review is from: The Realtors Guide to Short Sale Success (Paperback) I found this book to be informative and well written.I have been looking at homes in the south Orlando area and many are short sales.The realtor's I have communicated with have been reluctant to answer questions about short sales.I'm not entirely sure if it's a fear of short sales, lack of knowledge or just guarding proprietaryinformation. This book filled in many of the gaps.We are looking to buy a home when we retire. I mistakenly thought paying cash would make this an easytask but I'm learning.If you're looking into a buying a home in the areas that short sales are in abundance you will find awealth of information within the pages. If you're a realtor I would hope you're as versed as the author is.If you're a buyer I hope you find a realtor with the skills if takes to handle a short sale.Pick up this book for the tools that will take you over some of the hurdles you will be faced with.
