Get to Know Jennifer Arvilla

I have been selling homes and land in Sonoma County since 1995. I started out in the real estate lending industry but quickly realized that banking was not for me and turned to helping people market and sell their homes and search for new homes. I grew up in Sonoma until I was 10 and then we moved to Santa Rosa. I spent two years in Europe, mostly Germany and Switzerland, and still speak enough German to get by in a basic conversation. Since then I have traveled a lot, throughout the US, the Bahamas, Hawaii, but Mexico became a particular favorite of mine and for the last few years I have spent my vacations their in the winter, when our market slows down.

Having 18+ years experience marketing and selling homes and helping people search for homes in Sonoma County helps me make it easy on the client. Our market is ever changing and I have been through several ups and downs and know how to best negotiate a contract to keep my clients interests protected. I work well with attorneys, if you have a probate or a family law case you need handled. I have been appointed by the county to sell property as well as acted as an expert witness on standard of practice.

 

 

Certifications

I started out in lending so I have a through understanding of the loan process and credit. I have put together two small subdivisions and several new construction homes from ground up and can help you find land that is suitable for building. I have 14 years of corporate relocation experience including a clearance for government work, so I have worked with people coming here from all over the world searching for a home, and also not knowing the area. I know the cities and towns and their events and how they differ and I am a great guide to neighborhoods and future development in the area.

I have helped many people market their homes for sale and buy a larger or smaller home as their needs change. Depending on the market out standard contract offers options that they should be well aware of. For example if the market is going up, you may want a clause that you have a certain amount of time to find another home or can cancel the deal. That was you don't sell your home and have to move out while looking at homes going up in value. Also in an appreciating market you might not want the home to be contingent on what a buyer's bank will appraise it for, a common problem in out current market. This is also possible, the buyer can bring in the difference and often does if it appraised low, but that has to be in the contract up front, otherwise the buyer has a right to ask for a reduction of cancel, even if you had a dozen offers at that price. I pride myself on my negotiating skills and knowing my market.

I have handled many short sales and I am on the major bank's online system for them. They are often difficult, but I can lead you through the options you have and tell you some of what might happen when we meet to list the home. I have handled very difficult short sales that have kept the seller's from having to bankrupt to discharge the remaining debt and have re marketed homes, holding the sale together with the bank who holds the note, if we have a buyer who cancels. Often these transactions have to be responded to within 24 hours as a requirement of the bank and I am online checking to keep up with that if we are in that position.
