This does not have to be the case. It is possible to improve this outcome and be more successful in real estate. In my 7 years in the real estate business I've learned that a deal is only as strong as the contract on which it is written. A weak contract is a weak deal. The sad fact is since the buyer places the offer, most listing agents allow the buyer to control the terms of the sale, hence the high rate of failure. Not on my watch! As your listing agent, I’ll tip the scale in your favor using simple contract stipulations.
#1 – Pre-Approve the Buyer with Your Own Preferred Lender – a preapproval letter does not mean the buyer will still be approved at the time of closing. Similarly, the buyer’s lender is not going to share sensitive details about his client’s finances with us. But a lender that we partner with will be able to provide these essential details concerning the buyer’s financial health, allowing you to make an informed decision as to whether or not it would be wise to accept an offer from this buyer.
#2 – Require The Deposit Be Non Refundable After The Inspection- this prevents the buyer from backing out of the deal and lets you know they are serious about buying this house.
#3 – Require an As-Is Contract, Limit The Post Inspection Repairs To The Essentials, and offer a credit at closing- this limits your costs, puts an end to any out of pocket costs, and prevents the closing from being delayed
