My real estate and engineering background work well together, providing a good fit for buyers and sellers. My goal is to educate my clients throughout the process, providing input based on my knowledge and experience, and connecting them with professionals specializing in key areas, depending on the nature of the property and transaction. Because each geographical area is unique, buyers and sellers need to be educated to avoid unnecessary issues and surprises. For instance, in my local market area, many homes are on septic systems and wells, private culinary and irrigation systems. These areas deserve special attention during due diligence. Also, since this is a mountain community, many homes have above-average radon readings, so I highly recommend home inspections include a radon test. Homes in some inner city areas should be tested for methamphetamine. Because our mountain community receives a significant amount of snow in the winter months, roof design and maintenance is another important factor for clients moving to the Upper Ogden Valley. Many buyers are not aware of this until we are well into the winter months. Some areas of our vally receive over 150" of snow every winter, so it is critical new homeowners keep eaves and gutters clear and free of ice by using heat tape and roof rakes to avoid ice dams. The list goes on. The key to making a real estate purchase as foolproof as possible is to take advantage of local knowledge and expertise.
