We also offer first homebuyer programs through Indiana Housing and Community Development Authority.
Ruoff Home Mortgage is a independent mortgage bank rather than a mortgage broker. A mortgage bank or lender funds the loan and also closes the loan in their own name. Using our warehouse line,Ruoff funds the new loan at the closing table. Later, Ruoff sells the loan and its servicing rights in the secondary market to an investor that has already committed to purchasing the home loan prior to the closing. Mortgage banks typically realize pricing advantages that can sometimes be as much as 1/2 percent better than the pricing provided to regular mortgage brokers. Closing Costs tend to be significantly less as well. This pricing advantage ultimately translates to more buying power for you.
