Phase inspections

Phase inspections are for some one  having a home built or new construction projects.  It is one of our specialized inspection options and has many different variations as to the size and frequency of the inspection services needed.  We are not building code officials that inspect at certain phases of the construction process.  Phase inspection takes what the building official does and magnifies the scope of items inspected and we put together a photograph report and detailed written report for you to keep for your records.

Pre-Listing Inspections

Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first. Having an inspection performed ahead of time helps in many other ways:

It allows you to see your home through the eyes of a critical third-party. It helps you to price your home realistically. It permits you to make repairs ahead of time so that ...Defects won't become negotiating stumbling blocks later. There is no delay in obtaining the Use and Occupancy permit. You have the time to get reasonably priced contractors or make the repairs yourself, if qualified. It may encourage the buyer to waive the inspection contingency. It may alert you of items of immediate personal concern, such as radon gas or active termite infestation. It may relieve prospect's concerns and suspicions. It reduces your liability by adding professional supporting documentation to your disclosure statement. It may alert you to immediate safety issues before agents and visitors tour your home.

Copies of the inspection report along with receipts for any repairs should be made available to potential buyers.

Warranty Inspections

Warranty inspections are specifically designed for home owners who have had a home built within the last year. Before your builders period warranty expires. This inspection is just like our standard inspection below.  

A Full Inspection Includes:

Roof, vents, flashings, and trim, Gutters and downspouts, Skylight, chimney and other roof penetrations, Decks, stoops, porches, walkways, and railings, Eaves, soffit and fascia, Grading and drainage, Basement, foundation and crawlspace, Water penetration and foundation movement, Heating systems, Cooling systems, Main water shut off valves, Water heating system, Interior plumbing fixtures and faucets, Drainage sump pumps with accessible floats, Electrical service line and meter box, Main disconnect and service amperage, Electrical panels, breakers and fuses, Grounding and bonding, GFCIs and AFCIs, Fireplace damper door and hearth, Insulation and ventilation, Garage doors, safety sensors, and openers, And much more...

Choosing the right home inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods and yes, different pricing. One thing for sure is that a home inspection requires work, a lot of work. Ultimately a thorough inspection depends heavily on the individual inspector's own effort. Home Energy Audit

Eagle Home Inspection of Illinois, will conduct a thorough investigation of all external surfaces of a home, including the roof area and basement, to find potential areas of energy loss. All anomalies will be documented with both infrared and visible light photos and compiled into a report. In addition, have the ability to calculate actual dollar amount loss using average energy costs within a given area. Each area of concern is documented and an exclusive formula is applied to determine annual cost PER AREA - which can be included in the report for an additional charge. The overall annual loss is then calculated and provided in the report. Reports will be sent to the inspector - via email - within two (2) weeks of the Home Energy Audit.

Basic Infrared Home Inspection

As part of the Home Inspector's of a residential facility, the home inspector will conduct an infrared inspection of all external and internal surfaces to look for anomalies. Suspected problem areas will be documented, infrared images will be taken, and a report containing those images will be presented to the inspector - via email- within one (1) week.

Basic Infrared Commercial Facility Inspection

As part of the traditional inspection of a Commercial facility, inspector the facility and conduct an infrared inspection of all external and internal surfaces to look for anomalies. Suspected problem areas will be documented, infrared images will be taken, and a report containing those images will be presented to the inspector - via email - within one (1) week.

Commercial Facility Energy Audit

We will conduct a thorough investigation of all external surfaces of a building to find potential areas of energy loss. All anomalies will be documented with both infrared and visible light photos and compiled into a report. In addition, we will have the ability to calculate actual dollar amount loss using average energy costs within a given area.  Each area of concern is documented and an exclusive formula is applied to determine annual cost PER AREA - which can be included in the report for an additional charge. Flat Roof Moisture Survey (Commercial/Industrial Buildings)

We will perform an Infrared survey of built-up, flat roof (including detailed report). Survey will consist of a "walk over" as well as "walk under" (when accessible) the built-up, flat roof system. Surveys will determine areas of moisture infiltration and migration beneath the roof membrane. Moisture will be verified by technician and documented in a detailed report as well as a full roof drawing.

RENTAL INSPECTION

My RENTER inspection is available only to renters. It is used mainly to document the condition of the property at the time of move-in. Avoiding conflicts at the time of move-out. However, some renters having problems with their landlords also choose a RENTER inspection to document the problems. The RENTER inspection does not meet legal requirements or standards of practice of any home inspector trade associations for what most people consider a home inspection.

Drug Inspection

As your home inspector I now have the ability to test any surface, for any of the 6 families of drugs, within 10 minutes, and without any special equipment or the use of a lab (but can be sent out to a lab for an additional charge). My drug test kit will identify Methamphetamines, Amphetamines, THC, Cocaine, Opiates, and PCP if present within the home.
