FHA Requirements are as follows

Bankruptcies must be discharged at least 2 years,  No foreclosures within 3 years, Payment Shock ok on case by case basis.

No investments or second homes,  Must go Full Doc. Up to 97.75% financing with no mortgage lates, 85% with lates.

Medical Collections are not required to be paid prior to closing. Non medical collections can be paid at closing.

FHA loan limits vary by county. First time home buyers can receive downpayment assistance.

All mortgages must be current at time of closing.
