Our company specializes in homes from about $300K up to $2 million in the northern suburbs of Dallas called Allen, Fairview, Lucas and Parker.  Those cities are all located within Collin County.  Our homes average about $900K in a very niche market, however we work with buyers and sellers of homes down to about $300K. 

I'm proud to say I've have led my area of the MLS for 11 straight years now, and surprisingly, we are not a large shop.  I'd have to say, even though we are small in number of Realtors (2), we have a big presence.  We do about $30 million a year in sales production and I get the lion's share of the top quality homes in my area.  We compete against all the major local and national companies, so it's really quite an amazing history when you consider I knew absolutely nothing about residential real estate when I started ... and I've never worked for another company.

What really sets us apart from our competition, and what has allowed us to dominate our area, is our website and our marketing.  If you visit our site www.grisak.com, you'll see what we do and why it's so difficult for large companies to compete with us.  Usually it's the other way around.  We like to think we do it better than anyone, but of course, we are a little biased.

 

 

 

Certifications

I guess you could call me a real estate hybrid with 14 years of heavy commercial real estate experience and 16 years now of residential. I cut my teeth in the very competivie Dallas, Texas commercial real estate industry.   That's where I really learned to understand and appreciate contracts and negotiate with decision makers.  That, more than anything, allowed me to enter residential without knowing the first thing about it.  

If you can negotiate with high end executive on multi-million dollar leases and building sales, keeping the buyer, seller, and tenants happy, along with their attorneys, believe me, residential real estate comes naturally and quite easily.  But that also takes its toll on you.  After 14 years of the commercial rat race, I was completely burned out.  I took a year off to think about what I wanted to do.

I decided if I could be successful at commercial real estate as a one man shop (and I was), I could do the same thing in residential.  I was probably a little naive to the challenges I would face, but in the end it paid off.  When I started in residential, I knew nothing about the MLS, residential contracts, how to market a home, Realtor.com, or how to even get my first listing.  As they say here in Texas "I didn't know come her from 'sic 'em".  But looking back, that was what allowed me to excel.  I had no-one telling me how it should be done.  I did it my way from the ground up, and that has made all the difference.

I'm living proof you don't have to be with a large real estate company to not only compete with the "big boys" but to also become the "go to guy" for the best listings in the area.  If you look at our portfolio of listed properties, I like to think we have the best of the best in every price point.  We sell abouit $30 million per year, which is about as much as two full time Realtors can handle without sacrificing the personal attention we are known for. 

Although I grew up in Dallas, I attended the University of Arkansas on a tennis scholarship.  I graduated with a degree in secondary education and followed up with a master degree of secondary education from The University of North Texas.  I have a lovely wife, Rhonda and son Jason, still in high school.
