Get to Know Nick Loudenslager

Understanding that while you may not be a real estate investor, Nick brings an investors mindset to every real estate transaction in order to maximize value in every presentation and negotiation whether you are buying or selling a home. “The details matter, paying attention to even the smallest details can often mean the difference of hundreds if not thousands of dollars in your favor during any transaction and negotiation.”

A native of Western New York, Nick spent the past 18 years living in Tampa, Florida and in that time span developed an extensive and successful skill set in the areas of sales, negotiation, strategic planning, branding, and marketing.

Being somebody who values family and community, Nick moved back to Western New York for one reason; to give his son a better life. Belonging to a close, tight-knit family all of whom still live in the WNY area, he decided to move back home in order to give his son the opportunity to grow up with family being a regular part in his life.

Why Real Estate?

My passion for real estate began simply by being a fan of watching all the home improvement shows on TV. Being inspired by those shows I devoted a considerable amount of time educating myself on real estate investment. Taking action on what I had learned and also being a first time home buyer I purchased/“flipped” my first home using a type of mortgage loan called a 203k. This type of loan combines both the purchase price of the home and the rehab costs into one mortgage. Through my experience, I quickly grew to love the entire process and realized this was something I wanted to pursue full time.

Why you should consider choosing me as your agent?

I value the gravity of how important any real estate transaction is to the individual and take that to heart when working with clients. Regardless if we end up working together or not, it is my objective to also put a heavy focus on education. At the very least I want to empower you with some knowledge of things I’ve learned through my personal experiences regarding some of the strategies that go behind buying or selling a home. I pay close attention to even the smallest details, because it’s the little details that can often mean the difference of hundreds, if not thousands of dollars working in your favor.

The process of buying or selling a home often can be emotional. It’s paramount that you don’t let emotions cloud your judgment when going through the process. As your agent it is my objective to provide a personal touch to get you through the stressful times while at the same time taking a professional approach to the deal itself and not let those emotions have a negative effect on the transaction and negotiation.

Professional Background prior to Real Estate:

A graduate of the University of Tampa with a degree in Communications and Advertising. Nick’s professional career began in creative field where he worked for both Red Bull in a marketing role and the Curuthers Institute which is a national management and consulting practice that specializes in branding and strategic planning. During that time, Nick also worked as a comedian performing regularly in all the area comedy clubs. A mushroom was once quoted calling Nick a “Fungi.”

Moving on from the creative field and into sales, Nick spent 8 years working for Verizon in a nationwide sales position where he was consistently a top producing sales agent and ranked in the top 10% of sales associates both in his local office and nationwide.

Nick is also a full time single dad who is driven and eager to embrace and give back to the community he now calls home. In addition to working full time in real estate, he also volunteers his time helping coach his local High School Hockey team and is currently working on developing a non profit charity geared towards helping sick children and generating community involvement.
