Nancy Moeller is a local graduate of California State University, Fullerton and started her career in 1991 as a CPA in public accounting. She has over 20 years experience in the real estate, finance and training industries.

Nancy is known for her attention to detail, exceptional market knowledge and willingness to do whatever it takes to exceed client and industry expectations.

Nancy formed the Moeller Team in 2005 with her partner, Todd Moeller. Together, they recruited the most knowledge, personable and ethical agents in the industry. Since then, the Moeller Team has been a top producing team within Seven Gables Real Estate and featured in the North Orange County edition of Executive Agent.

The Moeller Team earned the 2010 Seven Gables Real Estate award for demonstrating Core Value #1, “Be Honest, Uphold Integrity” as voted by their peers. How much more would it be worth with new carpet, a modest kitchen remodel or landscaping improvements? Could a $5,000 staging investment bring the value up $20,000 in this market? These are the questions we ask and answer.

Nancy is fond of saying, “It takes more than a sign in the yard to sell Orange County Real Estate.” And it does. There are countless ways to expose your property. We ask ourselves this simple question, “where are the buyers looking” and then we go there.

Unlike some agents who don’t invest the time in open houses, we have re-invented the open house experience by promoting and hosting Open House Events. Our team will personally invite neighbors, buyers in our local database and other top producing agents in the area to luncheon, twilight or weekend open house event with your home on full display.

We advertise in local magazines that have nothing to do with real estate so your home stands alone.  When a buyer calls about your house, our team responds immediately and invites them for an exclusive home tour – meaning we only show them your property.

Our marketing plans are robust and flexible. As no two Orange County homes or communities are exactly alike, neither are our marketing plans. For example, for our Irvine mid-rise condo listings, we market directly to airport area businesses as many of their employees would love to live closer. For our Dana Point condo listings, we market to investors who like vacation rental opportunities.

For our Anaheim Hills mid-range properties, we market to athletic clubs and schools. We market a fixer different than a turn-key model home. We market our luxury properties internationally and on exclusive luxury sites.

Negotiate Favorable Terms and Price

 

Negotiation is the forgotten skill set of real estate agents. We have met thousands of agents and constantly ask them about their seller services. No one is talking about the art of negotiation. Creating a true win for our sellers and a perceived win for the buyer requires skill and experience. Before we start any negotiation, we have a clear plan based on our seller’s goals.

  1. Goals: What does our seller want to get out of the negotiation? What have we learned about what this buyer wants? What unique points about this home appeal to the buyer?
  2. Trades:  What non-cash concessions is our seller willing to make that we can use in the negotiation?  Perhaps the buyer loves the décor or needs the appliances.
  3. Alternatives: What are our seller’s alternatives? How badly do we need to make this negotiation work? Do we have a lot of other interest?
  4. Relationships: We have learned that both buyers and sellers want to genuinely like each other. Negotiations are easily ended over a $325 home warranty plan when feelings and emotions come into play. We keep the negotiation focused on creating a win/win. We keep our attitude and communication with the other agent professional and friendly.
  5. Expectations: The purchase price is only one element of the negotiation. We must also set out the expectations for buyer performance, inspections, loan approval and closing on time. When we agree upfront and communicate throughout, things go smoothly.

    When I first thought of selling my house, my first and only call was to Todd and Nancy Moeller. Being in the industry, I knew a professional team when I saw one. I had seen Nancy speak at a Chamber of Commerce meeting years before and knew then that she understood both real estate and the tax laws that pertained to my situation. It helps that she is a CPA.

    Nancy, Todd and their team did better than an outstanding job. My house was a short sale. It had three loans which made it EXTREMELY complex. Nancy understood the complexity but took the project anyhow. Her staff was required to negotiate with three banks which changed along the way for ONE YEAR before the deal finally closed. I don’t think any other agency could possibly have closed this deal. I can’t say enough good things. Nancy also understood the tax issues and was a tremendous help also.
