Get to Know Pat Mulligan

I have been in the real estate industry for over 18 years. I started my career in property management, managing over 100 rental units in the Ghent section of Norfolk, for 5 years. I obtained my sales license in 1997. My previous background was in property mangement and mental health counseling. In real estate, I could join my passion for architecture & design with my desire to serve others.

I am a Realtor and a real estate consultant. I work by referral. If you are not familiar with this concept, it is the philosophy of focusing all of your effort on your current clients and customers and striving to provide world-class service every day, instead of the traditional model of sales where an agent spends 80% of his/her time seeking new clients. When I focus all of my efforts on my existing clients, they are so pleased with my services, they cannot help but refer me to their friends and family who are thinking about real estate. That is how my business grows: by treating others as I would like to be treated. It's great! No cold-calling, door-knocking or other rejection-getting techniques. That is why I have lasted in this business for so long. This is why I love my job so much!

Oh-- and I also have my VA Broker's License, and achievement of which I am very proud.  I also hold the Accredited Buyer Representative (ABR) designation from the National Association of Realtor and one of the newest designations: SRS, the Seller Representation Specialist.  Lat year, I obtained my CDPE and have worked several short sale listings and as a Buyer Rep. I work with both Buyers and Seller- about 50/50- keeps me on top of both worlds and gives me a good perspective of the "other side" when negotiating on my clients' behalf.

Hampton Roads, America's First Region, is made up of large cities and counties, like Virginia Beach as well as small towns, like Poquoson. Each has its own flavor, pluses & minuses. My job as a real estate Consultant is to help my clients match their new homes, neighborhoods and municipalities with their lifestyles. I have sold real estate from the North Carolina state line to Williamsburg and Gloucester. I am knowledgeable about all of the cities, counties and neighborhoods in all of Hampton Roads. That makes me a rare commodity among my peers, who still believe in that "great divide" - the James River.

Personally, I have lived in Newport News, Hampton, Virginia Beach and Norfolk. (I am not telling which is MY favorite!). Each city has its own personality, just like my clients. My in-town buyers usually know where they want to live, but I help them consider options they may not have thought of before. My relocation clients need a lot more education and resources- which I love to provide. I think I am a teacher at heart--maybe that is why I love working with buyers so much.

I do love the first-time buyers, but enjoy move-up buyer equally as well.  Selling one home and locating your next dream home at the same time can be extremely stressful. I am good at helping my clients handle those two important transactions. I am a creative & innovative marketeer and aggressive in making my listings stand out. After helping my sellers prepare and stage their home, I design a custom marketing plan based on the price and features of the property.  Together, my clients' & I choose a target market and then I get crazy with the advertising and networking.  One of my specialties is the comprehensive showcasing I do of the home on all available websites, including a virtual tour that I take a lot of time to create in order to try to really "sell" that property.

I have been in business in this area for a long time.  I know a lot of real estate agents and have a good rapport with them. This helps in getting my listings shown as well as ngotiating the terms for my clients. A friendly agent gets a lot of cooperation, which I use to my client's advantage.

I also an the resident Property Management expert.  While all agents are legally able to manage rental property, not all are good at it, or even understand it.  Having started in that field, I continue as a Realtor to manage several residential properties.  I handle everything for my clients from helping them set a markable rent, advertising, tenant screening, lease negotiations, financial accounting, supervising maintance.  There are management companies, and magament divisions of real estate firms, out there, but I offer the same level of professionalism and expertise while handling all details personally.  I treat my clients' property as if it were my own.

When my clients hire me to represent them in either a purchase, a sale, or to manage their property, the most important things they receive are the things I hold most dear:  Honesty, loyalty, competency, a hard days' work and good, frequent communication.
