Welcome to 2019! The fast-paced seller’s market and it’s unsustainable price growth year to year all came to a screeching halt with the dramatic increase in inventory that we saw in late May of 2018 (up 50% in many areas from historic lows). All those sellers we were begging to come on to help with inventory finally did – and then all at once!
2019 started off with low inventory but that situation will remedy itself as more sellers will list in the Spring. Buyers will have increased selection as they'll have the new listings AND homes from last fall that sellers took off the market that didn't sell & will relist. This inventory provides buyers more choices AND time to make an informed decision on the largest purchase of their life in more than just 3 hours.
For sellers who are concerned about having a home to move too, we're seeing more true contingent offers - where you offer on their home, negotiate that, and then put your home on the market. If you'd like to discuss what that looks like, just reach out and we can talk about timing.
Additional good news is interest rates are below 5%, with recent quotes at 4.50% for a 30 year conventional loan and 4.375% for FHA & VA buyers (Feb 2019). This is around a ¾ point drop since Thanksgiving and helps with affordability!
