I've been practicing buyer agency for over 16 years, long before the State of Alabama required agency disclosure laws in 1996.  If at any time a Buyer Client is not completely satisfied with my buyer agency services, they can terminate the agency relationship with no strings attached!

My buyer agency services include:

Conduct a buyer agency consultation with prospective buyer to determine their financial ability, motivation to purchase and time frame for purchasing Enter into a Buyer Agency Agreement for a time period anywhere from 1 showing to 30 days Perform a loan analysis to determine the most favorable loan for the Buyer Provide the Buyer Client a print-out of every currently available home within our local MLS meeting their search parameters, including FSBO's (For Sale By Owners) - pointing out strengths and weaknesses Prepare a study of property values in Buyer's chosen neighborhood Prepare a market analysis for chosen properties Consult with Buyer Client regarding counteroffers, always negotiating in the best interest of Buyer Client Include critical buyer protection clauses within any offers (critical since Alabama is still a "Buyer Beware" state) Assist the Buyer Client in locating reputable inspectors and closing officers Assist the Buyer Client with financial information to acquire favoreable loans and rates Monitor all aspects of the sale to assure a smooth closing (this includes a review of the HUD-1 Settlement Statement "prior" to day of closing with Buyer Client) Make myself available to my Buyer Clients 24/7 Protect Buyer Client's confidentiality.

The most important aspect of listing a home for sale is correct pricing.  I provide the Seller with a comprehensive Broker's Price Opinion that eliminates over-pricing which is directly related to the length of time a property remains on the market.  Since correct marketing is critical to getting a home sold, I constantly research the Auburn/Opelika real estate market and property values so my Seller Clients' homes are priced effectively from day one.
