My name is Mike Casey, AKA "THE NEGOTIATOR."

I’ve been selling real estate in the Phoenix’s East Valley market since 1984. I also cover Casa Grande and its surrounding areas, including the cities of  Maricopa and San Tan Valley.

Do you know, in today’s market that banks are ready to negotiate just to reduce the hundred-of-thousands of vacant homes they need to maintain and insure. So, when it comes time to start shopping for a home,  you need to ask yourself,  which type of two Agents will I choose to protect my interest?

THE LISTING AGENT: The Listing Agent whose sign is in front of the house represents and is employed for and by the Seller and only for the Seller. They Do Not Represent You! The Listing agent's main purpose is to get as much money for the property owner as possible, even if they know it's higher than the current market value, including having you pay whatever Seller's closing cost they can get from you. They don't have to disclose any information about the area, even if they're aware a problem exists, for example a sex offender living next door.

BUYER-BROKER AGENT:  who works for you, whose job is to legally represent you and negotiate on your behalf. That's what I do, I believe, that when you purchase a home under today's market conditions, you should be bidding to have built-in equity, you should bid 10K-15K-20K lower than the current market value, if you negotiate right, the bank will accept it. And if the banks are willing to pay your closing cost, take it!  Before submitting any offer I do current market value research by searching property tax values, comparable sales, homes that are pending and those currently on the market. Before I sell you a home, you will have solid information on its value and links to area information before you buy.
