I started percentPlus to help good people become homeowners. After being a residential mortgage originator for over 16 years, I know there are many low risk borrowers that cannot qualify for conventional or FHA financing. Our company has a constant need for investor money. We pool our investor's funds and purchase single family "bread & butter" type houses for resale with a certain anticipated profit structure. Our investors earn awesome interest and profit sharing- much more than the banks pay. As downpayments, monthly house payments and balloon payments come in, we share these with our investors. This generates a solid, and protected return for them and makes good, deserving people homeowners.

Once we purchase a home, we remodel, repair and market them to deserving buyers who cannot qualify for a mortgage. Our buyers are prequalified, and must show ongoing income, a downpayment, a credit report, proper debt ratio, disposable income, and many strengths that are required for mortgage approval. However, we use many positive factors to approve our buyers that many lenders do not use. Once approved, we offer a land contract top our buyers. (seller financing)

Our investors can join us for as little as $1,000 or as much as they care to invest. We also screen our investors. We determine an approximate net worth, and fully discuss and disclose the use of their funds, their returns and the protection we offer all of our investors. All investor funds must be approved by me personally.
