Green Location - New green homes and neighborhoods cannot be built on environmentally sensitive sites like prime farmland, wetlands and endangered species habitats. The greenest development sites are former parking lots, rail yards, shopping malls and factories called "in-fill" properties. A minimum of six units or homes per acre. The home should be within easy walking distance of public transportation including; bus stops, light rail, and subway systems and other mass transit - so you don't need to drive a car to get around. A green home should also be within walking distance to parks, schools, and stores. A location close enough to town to use your bicycle instead of a car to do your errands is logical green thinking. Green Size - A smaller size home is important in being a green home. No matter what the size of the home, the bigger the home the more energy and resources it will need to build it and sustain it. A bigger home, although green, will use more heating, air conditioning, lighting and electricity. Being smaller is being greener. Having less of a carbon footprint on the earth is great for the environment.

Green Building Design - The green home should be designed and situated on its parcel to take advantage of natural lighting and prevailing breezes to use less electricity and air conditioning. To bring in more interior light into a green home, windows, skylights, light monitors, clerestories, light shelves and other accessories should be incorporated. There should be sunshades, canopies, green screens and especially trees requiring little or no water giving shade to the outside of the home, especially southern facing portions of the structure. The roof should be a light-colored, heat-reflecting Energy Star roof, or a green (landscaped) roof, to reduce heat absorption.

Green Building Materials - Green Homes in San Diego and everywhere will be constructed or renovated with healthy, non-toxic building materials and furnishings. Non-toxic materials include low and zero VOC (volatile organic compound) paints and sealants and non-toxic materials like strawboard for the sub floors. Homes that are green use salvaged materials with significant recycled content.

Green Insulation - Insulation should be non-toxic made from soybean or cotton with a high R (heat resistance) factor. This insulation is used to prevent cool air leakage in the summer and warm air leakage in the winter and is installed in the walls and roof of the green home.

Green Windows and Doors - Windows and doors with Energy Star® ratings should be installed and used correctly depending on the seasons.
Green Energy Efficiency - Homes that are green have energy efficient lighting, heating, cooling and water heating devices. Appliances should also have Energy Star® ratings.

Green Renewable Energy - Green homes should be able to generate some of the energy it needs by using technologies like photovoltaic systems such as solar energy.

Green Water Efficiency - Green homes will have water conserving irrigation systems for watering grass, plants, shrubs and trees. Green homes will have water efficient kitchen and bathroom fixtures. Water collection and storage is a big plus in areas where there are water shortages.

Green Indoor Environmental Quality -75% of the home's interior should be lit by natural sunlight. Natural ventilation (via building orientation, operable windows, fans, wind chimneys and other strategies) should bring fresh air inside the green home. The heating, ventilation and air conditioning system should filter the incoming air and vent stale air outside. The garage should not have any air handling equipment or return ducts, and it should have an exhaust fan.

Green Landscaping - Vine covered green screens, large canopy trees and other landscaping should shade exterior walls, the driveway, patios and other hardscape to minimize heat islands. In most areas yards should be landscaped with drought-tolerant plants rather than plants and grass that need large amounts of water to survive.
