My name is Steve Linnin and I have been in the real estate and mortgage lending industries for over 25 years in the Southern California, Area. I have assisted home sellers and home buyers during that time.  After 25 years, you can only imagine the amount of knowledge in my head.

The times have changed again and it seems like they are back to the way they were when I first started in the real estate industry.  I can remember the "Resolution Trust Corporation" -RTC days during the savings and loan debacle when thousands of homeowners lost their homes via bad investments.  Hundreds of savings and loan banks went under. Credit during that time was very conservative.  People who had a previous foreclosure or bankruptcy had to wait 3-4 years before they could re-apply for a mortgage and purchase a home.   As time passed by the banks did not get any measurable business because it was so conservative.  Then something interesting happened, banks started to easy up on lending conditions and people were able to purchase homes with only 1.5 years having a previous bankruptcy or foreclosure.

Well, we are in that kind of conservative environment again, only worse!  I do believe they will eventually easy up guidelines again but this time it will take a while.

Since we are in this current economic climate, it is advised to work with a seasoned Realtor or Real Estate Broker.  You should rely on someone who understands lending as well as real estate sales and buyer representation.  After 25 years of full time real estate and mortgage finance experience, you can be assured that I have the skills needed for any real estate or mortgage lending situation.

As of January 2010, I chose not to do any more lending activities but to focus only on real estate listing and represent ting  buyers.  I will still focus on educating my buyers and sellers as to lending strategies and/or issues so that both the seller of a home and a buyer of a home can be fully informed about the lending process. Being informed and educated is the cornerstone to a smooth transaction on both side of the real estate sales process.

You will discover the great lengths for which I take to educate home buyers and sellers.   Few real estate agents or loan officers have educational videos to offer they’re clients.   I use online webinars, too, to educate and inform my  clients.  It’s the smart way to do business and few now how to do it.   
Many of my clients enjoy the fact that they can relax in their homes and watch a live webinar where I explain contracts, loan documents,  disclosures,  good faith estimates, seller net sheets, etc.   Every thing can be done remotely using technology.

Example 1:  Home Seller

Recently, I had two attorney’s (husband and wife) purchase a home in Laguna, CA.  They work long hours and the only time they could go over documents was late at night or early in the morning.  I was able to remotely explain to them each page of their disclosures while I was in Diamond Bar, CA and they were in South Pasadena, CA.  They absolutely, loved the fact that what they were viewing on screen was the same document for which they needed to sign and return.   Within less than 1 hour, I had the documents signed and returned to me via .PDF and email.   It was that easy.   The process allowed us to move smoothly thru the purchasing process to an easy closing.

Example 2:  Home Buyer

When a home buyer chooses to work with me I explain to them that I do things a bit more efficiently.   I look for properties with then remotely (online webinar) so they can actually see the listing within the Multiple Listing Services (MLS) and choose the ones which are the most favorable.  On top of that, I use Google maps to show them the neighborhood in viewing mode.  That way, they can see the immediate neighborhood before we go there.  If they like the house but don’t like the street, they can be more informed before we actually go to that specific property.   This process creates a higher quality home viewing and searching process.   Instead of looking aimlessly at dozens of properties, we narrow down the search to only the best and the best price.   Now that’s smart!
