Conventional: Fannie Mae and Freddie Mac direct and underwrite per Fannie and Freddie guidelines with no overlays.
We are also Ginnie Mae direct that allows us to do some amazing programs.
FHA: We can lend as low as a 580 credit score.
VA: 100% financing, VA Jumbo, LAPP approved, programs down to a 580 credit score.
USDA: 100% financing
CHFA: CHFA Advantage-3% down with no mortgage insurance, CHFA Smartstep Plus 3% grant with a 2% lender credit and the CHFA HomeReady Plus 3% grant with a 2% lender credit for FHA loans or the Conventional CHFA Preferred Plus 3% grant with a 2% lender credit which is great for condo loans.
MCC: Mortgage Credit Certificate-Colorado Tax Credit
Metro Mortgage Plus: 4% Grant Program - FHA loan that will give you 4% towards your down payment and closing costs.
My underwriters, closers, processors and assitants are all located at our DTC office and when I don't have the answers, they do. We make all decisions local and everyone on our team has at least 10-years of experience each.
