My closing goals are to make a smooth transaction, no mistakes, get settlement statements in a timely manner for the buyer and seller, and communicate with all parties; Many times this is the first time with the Buyer or the second and the first clsoing was a whirl wind!! So lets talk about the terms and important point, but don't get bogged down in the Red Tape Docs.  This is all so important for numerous reasons... mainly you and the Lender.... if we do our job, you can do your job!  First impressions are the most important ones!
