The first task for a buyer is to get your financing in order. Whether you have a large or small down payment, it is necessary to get the lending paperwork out of the way BEFORE finding a property. The majority of sellers are requiring buyers to be pre-approved before making an offer on their homes. You may think this is putting the cart before the horse, but in this buyer’s market, a well-organized buyer will have a clear advantage over the less prepared buyer. If the down payment is an issue, there are several down payment assistance programs available for qualified buyers.

Knowing your target purchase price and approximate payment are the prudent first steps in the home buying process. By having your credit reviewed by the lender of your choice and completing a loan application prior to finding the property, you will be much likelier to have your offer accepted, and be happy with the financing and terms you choose.

Today Purchase Contracts are in excess of 10 pages, so when we sit down together to start the journey to your new home I will go over the Purchase Contract and other paperwork with you, long before making an offer. We will discuss the duties and obligations of Agents as well as the details of the contract and related documents, such as home inspections, pest reports and disclosures. By understanding the language and terms of what you will be signing prior to making your offer your home buying experience will be much more relaxed, and pleasurable.
