George Hart is the Managing Principle of the Showhomes Colorado franchise providing a pay at closing alternative to classic home staging.  George Hart, U.S. Army (retired) has 25 years of leadership, operations, logistics, human resource, planning and management experience, throughout his military career as an officer and non-commissioned officer.  Mr. Hart has led the array of military units from Squad to Squadron in peacetime and combat throughout his career.   An accredited Assistant Professor from the Department of Military Strategic Studies, United States Air Force Academy (USAFA), has a Masters of Science Degree in Systems Management from the University of Southern California ('94) and a Bachelor of Science Degree in Computer Science from the University of Southern Colorado ('87).  In addition, he graduated from the Aviation Officer Basic and Advanced Courses, the Combined Arms Services Staff School, Airborne School, Survival, Escape, Resistance and Evasion (SERE) Instructor School, Northern Warfare Instructor School, and Helicopter Instructor Pilot School.  Mr. is also a Certified Flight Instructor multi-engine airplane, helicopter and instruments (CFI/MEII) in both military and civil aviation.  A Cavalry officer that came up from the enlisted ranks, he was a senior Army aviator and instructor pilot rated in armed reconnaissance Helicopters (OH-58D) and airplanes.  Mr. Hart is a decorated veteran of the Gulf War flying combat reconnaissance in OPERATIONS DESERT SHIELD AND DESERT STORM earning two Air Medals and the Bronze Star.  He has joint military operational experience in the Balkans as Air Operations Officer {G-3 (Air)} for Multi-National Division North during OPERATION JOINT GUARD (Bosnia) and in the Persian Gulf coordinating OPERATION PRIME CHANCE, a joint Army Aviation and Navy Surface Warfare maritime interdiction mission.  Mr. Hart has 1,800 flight hours with over half as an instructor pilot and 500 night vision goggle hours in desert, urban, forested, over water and mountainous terrain.  He served as a paratrooper with the 82nd Airborne Division, commanded an armed reconnaissance flight training company at the Army Aviation Center and was a cold warrior in Germany flying border patrol.  Mr. Hart concluded his military career by serving as an assistant professor at the United States Air Force Academy for the Department of Military Strategic Studies in leadership and geopolitical military affairs.

  Mr. Hart continues to consult with government agencies to facilitate leadership programs today for the Defense and Intelligence Community; creating a safer place for all Americans.  He has delivered courses from new hires to the most senior level executives in the federal government.  Mr. Hart is well versed in the facilitation techniques that capture the students and develop them for future success. 

  In a changing economic and real estate investment market, George provides home owners a means to present their homes to potential buyers in the best of furnished condition.  He manages a program that allows a vacant home owner to fully stage their home and not pay for that service until closing.  While Showhomes stages and manages the property we pay the utilities, housekeeping and provide insurance coverage.  Showhomes also manages the landscape giving the home excellent curb appeal before the potential buyer enters the house.  Once inside they see a beautifully furnished home in its most pristine condition.  Buyers tend to stay in the house an average of 45 minutes.  Giving a Realtor time to really sell this home to that buyer.
