What is Home Staging?
In the competitive Buyers Market that we are in today, Home Staging is playing an increasingly important role. First, let's differentiate home staging from decorating. When you hire an Interior Designer, you are relying on their talent and skill to present you with a design that reflects your personal taste and personality. Home staging is pretty much the opposite. The purpose of Home Staging is two-fold; to de-personalize your home to make it appealing to the largest pool of potential buyers as possible, and second, to accentuate your homes best features to highest possible degree. In general, you will hear that when selling your home - clear the clutter. This goes without saying. Often, when I am staging my client's homes, that is already done. Some homes are very beautiful, but from a staging perspective, over decorated. For instance, some have many beautiful artifacts and décor around their fireplace and potential buyers get so caught up in the décor, they almost forget there even is a fireplace. A correctly staged home would have limited accessories - just enough to show off that fireplace. I will always recommend to remove excess furniture to show off all that floor space! You may love that red wall - it's you! But some buyers may look at it, realizing that one, it doesn't match their furniture and two, it will take several coats of paint to cover.
It is also important to remember that it is important to have these things done before your house is listed. Studies show the highest showing traffic occurs within the first 30 days of your listing. Don't wait for feedback from your agent to make the necessary changes that will help sell your home. Don't let potential buyers walk away without fully seeing the very best your home has to offer.
