I am a second generation realtor licensed in both Nebraska and Iowa and I work with buyers and sellers who are ready to take advantage of the current market conditions or investors who are looking to add to their portfolio. 

A good referral for me would be preapproved, ready, willing and able buyers; and sellers who are open to advice on the current market conditions, which determine the value of their home.

Marketing is a very important topic and my Master's Degree in Business gives me an edge when it comes to marketing, technology, and the business of getting the deal done.

Negotiating is a very important, but often overlooked characteristic when people are looking for an agent.  I am one of a handfull of certified real estate negotiators in the city.  An example of why that is important:  I was able to get a seller 3 competing offers on his listing with the original offer being $18,000 under list price, requiring a home inspection, and a closing date of over 45 days away.  By the time we were done, my seller had full price for his house, no inspection, and a closing in 14 days.
