It's hard to find true friends when you're buying a house. 

The bank isn’t your friend; they earn interest and charge points only if your deal closes. 

Agents may not be your friends, remember they earn their commission only if your deal closes and the higher the price you pay for the house, the more money they make.

There's a good chance even your home inspector isn't your friend. If your agent suggests you use “his” inspector or an inspector that he uses all the time, you won’t know if you’re getting the whole truth or a predetermined, negotiated “truth”. 

Everyone’s paycheck depends on you buying the house. 

Who is looking out for your best interest?

 Here are the facts:

Somewhere between 60 and 90% of inspectors are chosen because the agent recommended  them and the buyer doesn’t know any better.

The home inspector and agent could have an unspoken (or maybe even a fully articulated) agreement that if the home inspector goes easy on the house then he will get another referral from the agent. 

The conflict of interest created by the agent/ inspector relationship does not necessarily benefit you but it certainly may benefit the agent and the inspector.

Will anyone tell you the truth? 

I am an independent inspector. I don't market to agents and I never have. 

I will do my very best to make sure you know exactly what you are buying.

It's important to you. It's important to me.

I use photos and an easy to read narrative to paint a picture (warts and all) that memorializes the house and its condition at the time of the inspection. 

I promise that I will inspect the home you want as thoroughly for you as I would for a family member.
