MY PERSONAL MARKETING PROPOSAL

 

My objectives to market your property are as follows:

-To obtain the highest price, in the shortest time, with the best terms and conditions and with the least inconvenience to you by establishing an effective asking price for your home.

-To expose your property to all available qualified buyers until it is sold.

 

My plan to achieve this is as follows:

•1.     Add immediate exposure by installing a professional "Coldwell Banker Preferred" sign on your property. Our Coldwell Banker sign has international sign recognition.

 

•2.     Add additional immediate exposure by emailing our "New Listing" to over 5000 sales associates in the immediate area.

 

•3.     Your property will appear on our sales meeting list for a"Broker Open" tour for all agents to preview the home. This will be scheduled and coordinated with other homes in the area to ensure maximum visibility potential.

 

•4.     Announcement of new listings at our Sales Meetings.   

 

•5.     Access to your home is important - because we cannot control the schedules of our buyers. The secret of getting the most buyers in your home is to have the home "show" ready at all time. ****All appointments will be confirmed with you with the most advance notice possible via our eShowing Center - and calls can be requested and confirmed past business hours and on the internet, so you will never miss an appointment request even when our office is closed.

 

•6.     Photos will be taken for marketing purposes.

 

•7.     Home entered into the Trend Multiple Listing Service.

 

•8.     A flyer professionally made by our Marketing Company to highlight the features of your property, and printed on High Gloss Paper to ensure your listing stands out from the others.

 

•9.  You will have the ability to see a copy of the Multiple Listing Information and make comments and/or changes. We will make sure the wording optimizes the interest in your home.

 

•10. Public Open House will be conducted with your permission.

 

•11.  One hundred of your neighbors will be notified that your home has been listed via our automatic "Just Listed" professional mailers. We have been successful in creating interest among friends and family of your neighbors by using this marketing method.

 

•12.  A neighborhood report will be ordered from your local township/city/boro office to be available in your home for buyer's information.

 

•13.  A "Home Book" will be prepared for your property. This will contain information about your home that potential buyers may find important when seriously considering the purchase of your home.  (including but not limited to: Seller's Disclosure, energy costs, additional photos, map of your home, floor plans, etc.) This book remains in your home.

 

•14.  A Home Highlight sheet will be prepared to detail the features and benefits of your property. This will be left out for the buyers who come in your home as a "take away" handout.

 

•15.  Personalized Mortgage Information and guidelines will be prepared by our affiliate mortgage company. This will be available in your home for potential buyers.

 

•16.  Your property will be reviewed at our weekly sales meeting.

 

•17.  A factual description of your property will be at our receptionist's desk and "floor duty" desk so questions can be answered accurately and quickly. You will receive a weekly update report via email showing all activity/appointments made, feedback received, and advertising for your home.

 

•18.  Advertising will be placed in the Philadelphia Inquirer with our office's full page ad in the Real Estate section as well as the local Montgomery Paper for your area.

 

•19.  All agents who show your home will receive numerous emails and phone calls to ensure we receive their feedback. The results will be communicated to you regularly via phone and weekly update reports.

 

•20.  Continuous Communication is essential in maintaining a smooth transaction/sale. You will receive weekly phone calls to discuss marketing plans and current pending sales, new listings, and price reductions of similar homes (your competition) in your neighborhood/area to ensure we remain competitive.

 

•21.  Weekly ads to appear on our websites as well as the syndicated websites (see a portion of those sites attached - over 100) for agents, buyers, and sellers to be constantly in view of your home.

 

•22.  Prospecting calls to buyers will be made daily in effort to locate a qualified buyer for your home.

 

•23.  Virtual Tour of your home.

 

•24.  Flyers will be made available online for our tech savvy buyer to print out as well as email to their friends and family.

 

•25.  Your listing will be advertised by other agents that have agreed to broker/agent reciprocity. This adds additional exposure of your home to their site as well as their syndicated sites.

 

•26.  A professional stager will be made available for a free 30 minute consultation of your home (a $250 value - paid for you). This stager can be made available to coordinate all aspects of your home beauty or just a few.  From painting quotes to completely changing the current look of your home.

 

•27.  Concierge Service for all your moving needs.

 

•28.  Free Home Warranty on your home in the event anything covered goes wrong from the listing of your home all the way up to closing. If they can't fix it - they replace it. (call fee not included)

 

•29.  Minor landscaping will be provided at a discounted price.**

 

•30.  List of preferred contractors provided at your request.**

 

•31.  Kitchen and Bath tile jobs at our price, materials provided as needed.**
