SELLERS:  It's time to stop "living in" your home and time to start preparing it for a sale.        

Have patience With a slower market, it may take time.  Have your home in pristine condition!  Buyers have many homes to choose from.  Make sure yours is one to stand out!  ~~PRE-PACK~~PRE-PACK~~PRE-PACK~~ Clean up that clutter and pack away items you won't need in the next 3-6 months!  Rid your refridgerator of any clutter items (pictures, schedules etc.)  As much as you love your home and your family, it's important to "de-personalize" your home.  Minimize personal pictures around the house.        If you have bright or bold colors in your home or even wallpaper;  consider neutralizing!  Most buyers like neutrale colors so their furniture will match when they move.  As for wallpaper, most people don't like the hassle of it.  If the wallpaper is secure on the wall, save some time and prime and paint over it.  If there's one or two loose corners, glue it down and prime and paint!!      Be realistic with your price  In todays market, we need to stay competitive.  What you feel your home is worth and what the buyers are telling us can be two different things.  Stay within the price range to help for a quicker sale.  The price range is not my opinion, it comes from FACTS.  The SOLD properties will tell us what the buyers are willing to pay.

BUYERS:       Get Pre-Approved 

As a buyer, you have many homes to choose from and the great ones go fast;  so be prepared.  Make sure you've contacted a lender to find out how much you can afford and most importantly how much you're comfortable with spending.  This will help you have an upper hand if you end up competing with another buyer.  Make sure you get a Good Faith Estimate (GFE) from your lender along with a pre-approval letter.  Sellers will take you more seriously when this information is presented along with an offer. Don't expect to get the world for nothing  Believe it or not, what the media has to say is a national average; it doesn't particularly pertain to Elkhart county.  Sellers are still getting an average of 95%-97% of their asking price.  When asking for assistance with closing costs and or extended property tax assistance, make sure it reflects in your purchase price.
