Hi Todd, my brother is intent on finding the lowest possible rate in the universe, and he doesn't mind all the footwork and paperwork and extra time you have to invest when you're comparing product offerings from several faceless entities he scrounged off the back reaches of the internet.  Personally, I prefer the best DEAL.  This includes the high levels of service, peace of mind, reliability, and attention to detail (not to mention overall simplicity) that you deliver every time, Todd.  There were places that advertised lower rates, but every single one of them consumed hours of my time in paperwork and phone calls, and none of them ultimately were able to deliver on their promise due to some technicality that made me ineligible for their "special". I don't want a "special".  I want a rock-solid agreement, at the rate I'm quoted or better, by someone who answers my questions and anticipates the questions I don't even know I need to ask.  You never suckered me in by saying "I can give you X" and then saying "Oh, well, because of THIS, I can't give you X after all."  You asked me for the details you needed in order to make an accurate offer, and stuck to your promise all the way through.  I appreciate that!  Don't worry about referrals... you're the name I'll be handing out when my friends ask about home loans.  Keep doing what you're doing and in the spirit that you do it in now.  I'm one happy (returning) customer!  J.C. - Los Gatos, CA
